<p>The River Lofts condominium project along West Street at 92 Laight and 424 Washington is already 60 percent sold.</p>
<p>The former parking lot &#8211; on the north side of Laight, across from the Sugar Warehouse<br />
- has gone through gyrations for more than a dozen years, since it was controlled<br />
by now-defunct American Savings Bank.</p>
<p>The community insisted that the incredibly dilapidated warehouse at 424 Washington<br />
be rescued by the original hotel developer.</p>
<p>The current developer, Shaya Boymelgreen, accomplished this through the collaboration<br />
of Tsao &amp; McKown with project architect Ismael Levya.</p>
<p>A new 13-story tower is rising on the parking lot and attached through its rear<br />
skylit gallery to the warehouse. The gallery will feature a live video art installation<br />
of the ebbs and flows of the Hudson River.</p>
<p>The Sunshine Group is marketing the 1,100- to 3,900-square-foot units, which<br />
are priced from $1.125 million to $8.55 million; they&#8217;ll be ready for occupancy<br />
in 2005.</p>
<p>New York Post 3/30/05:</p>
<p>A private club and salon where men can have their hair cut, enjoy spa treatments or simply play billiards and smoke cigars leased 3,603 feet at 424 Washington Place, part of the River Lofts complex.</p>
<p>John Allan&#8217;s gentlemen&#8217;s club will open in the Boymelgreen Development project created out of a former warehouse and attached new building.</p>
<p>Meryl Streep owns an $8.95 million penthouse in the second building at 92 Laight Street.</p>

<p>At the center of TriBeCa&#8217;s newest wave of new construction, 48 Laight Street was unanimously approved by the 12-member Landmarks Preservation Commission (LPC) for its integrated use of traditional and modern materials, and is scheduled for completion later in 2004. The $9 million, six-story, 9-unit building will have two- and three-bedroom loft-style residences between 1,400 and 1,900 square feet and a spectacular 2,300 square-foot penthouse, all with expansive views. Approximately 4,000 square feet of retail space will anchor the building’s ground floor. Prices range from $975,000 to $1.6 million for the apartments and $3 million for the penthouse.</p>

<p>The Manocherian family  started construction of a rental building on this site in  2004. In October of 2005, 15 William St was sold to SDS Investments for $90 million, who   invited Andre Balazs to co-develop and brand the property.</p>
<p>The William Beaver House (so named because it&#8217;s at the intersection of William and Beaver streets),  designed by Tsao &amp; McKown Architects, will rise 47 stories  on one corner of a five-pointed  intersection just across the street from Delmonico&#8217;s and close to the  newly reconstructed Hanover Park.</p>
<p>The building will offer 319 condominiums altogether, including some  spacious two-bedroom layouts, 48 custom-furnished units, 10 duplex  &#8220;townhouses&#8221; with private terraces, and three penthouses with private  terraces. Units have nine-and-a-half-foot ceilings, eight-foot windows,  18-foot living rooms, Burmese teak floors and washer/dryers.</p>
<p>Expected to be completed in early 2008, the building is being marketed by the Sunshine Group.</p>

<p>De Niro&#8217;s newest project, a venture with AFC Realty Capital, is The Loft Residences at 116 Hudson St., a luxury condo venture that stretches across two buildings. One is an old, 19th-century landmark, the other is a still-unfinished, state-of-the-art, seven-story glass-and-steel residence.</p>
<p>The older half of the duo dates from 1887; it is a red-brick-and-cast-iron building whose interior is being completely gutted.</p>
