The River Lofts condominium project along West Street at 92 Laight and 424 Washington is already 60 percent sold.

The former parking lot – on the north side of Laight, across from the Sugar Warehouse
- has gone through gyrations for more than a dozen years, since it was controlled
by now-defunct American Savings Bank.

The community insisted that the incredibly dilapidated warehouse at 424 Washington
be rescued by the original hotel developer.

The current developer, Shaya Boymelgreen, accomplished this through the collaboration
of Tsao & McKown with project architect Ismael Levya.

A new 13-story tower is rising on the parking lot and attached through its rear
skylit gallery to the warehouse. The gallery will feature a live video art installation
of the ebbs and flows of the Hudson River.

The Sunshine Group is marketing the 1,100- to 3,900-square-foot units, which
are priced from $1.125 million to $8.55 million; they’ll be ready for occupancy
in 2005.

New York Post 3/30/05:

A private club and salon where men can have their hair cut, enjoy spa treatments or simply play billiards and smoke cigars leased 3,603 feet at 424 Washington Place, part of the River Lofts complex.

John Allan’s gentlemen’s club will open in the Boymelgreen Development project created out of a former warehouse and attached new building.

Meryl Streep owns an $8.95 million penthouse in the second building at 92 Laight Street.

At the center of TriBeCa’s newest wave of new construction, 48 Laight Street was unanimously approved by the 12-member Landmarks Preservation Commission (LPC) for its integrated use of traditional and modern materials, and is scheduled for completion later in 2004. The $9 million, six-story, 9-unit building will have two- and three-bedroom loft-style residences between 1,400 and 1,900 square feet and a spectacular 2,300 square-foot penthouse, all with expansive views. Approximately 4,000 square feet of retail space will anchor the building’s ground floor. Prices range from $975,000 to $1.6 million for the apartments and $3 million for the penthouse.

The property was a city urban-renewal site known as Site 5C. For two decades, area residents successfully opposed plans there for big projects, saying that they’d overwhelm the surrounding low-rise neighborhood.

With 258 condominium units, 200 Chambers Street will offer studio, one-, two- and three-bedroom residences ranging in size from 573 square feet to 2,300 square feet and priced from approximately $500,000 to approximately $3 million.

Construction has started on 325 Fifth Avenue, a 250-unit, 390,000-sf residential condominium project with an estimated development cost of $190 million. The project is a joint venture between Continental Properties, owned by the Fisch family, and Jeffrey Levine’s Douglaston Development. The building is expected to be completed some time in early 2006.

Architect Tsao & McKown Architects

The Manocherian family started construction of a rental building on this site in 2004. In October of 2005, 15 William St was sold to SDS Investments for $90 million, who invited Andre Balazs to co-develop and brand the property.

The William Beaver House (so named because it’s at the intersection of William and Beaver streets), designed by Tsao & McKown Architects, will rise 47 stories on one corner of a five-pointed intersection just across the street from Delmonico’s and close to the newly reconstructed Hanover Park.

The building will offer 319 condominiums altogether, including some spacious two-bedroom layouts, 48 custom-furnished units, 10 duplex “townhouses” with private terraces, and three penthouses with private terraces. Units have nine-and-a-half-foot ceilings, eight-foot windows, 18-foot living rooms, Burmese teak floors and washer/dryers.

Expected to be completed in early 2008, the building is being marketed by the Sunshine Group.

Now even Robert De Niro’s gotten in on the luxury condo business.

Staying true to his beloved TriBeCa (the two-time Academy Award-winner has been involved in the restaurants Tribeca Grill and Nobu, and he created the Tribeca Film Festival), he’s now behind a new complex on Hudson Street.

De Niro’s newest project, a venture with AFC Realty Capital, is The Loft Residences at 116 Hudson St., a luxury condo venture that stretches across two buildings. One is an old, 19th-century landmark, the other is a still-unfinished, state-of-the-art, seven-story glass-and-steel residence.

The older half of the duo dates from 1887; it is a red-brick-and-cast-iron building whose interior is being completely gutted.
