I live on 38th st btwn 8th & 9th ave's (seems like the whole block is coming down!), and was wondering
if anybody has seen any renderings of what is about to be built here?
I asked about this site quite awhile ago....Lofter (thank you),proved to be a wealth of info

GLENWOOD MANAGEMENT, THE FAMED UPPER East Side developer and landlord, is planning a 550,000-square-foot rental complex on the West Side near Ninth Avenue, a source said. The development site will stretch over a plot between 37th and 38th streets and Eighth and Ninth avenues. The new complex, which could be anywhere from 20 to 25 stories tall, will develop over an area dotted with parking lots and small buildings.
Last week, Glenwood Management acquired a parcel of land for the development site at 310 West 38th Street for $59 million. The sale was recorded in city records.
If you’re a developer with a familiar name, it’s best to jump on the West Side bandwagon right now. The Elghanayans, Joseph Moinian, Related, Brookfield Properties and now the East Side mainstay Glenwood are all building there.
Though, in fairness, Glenwood has been breaking free from its Upper East Side roots for a few years now. The company has developments in Murray Hill, Tribeca, the Upper West Side and the financial district.
With all this talk...Where are the renderings?

I guess I got my answer....
I talked to someone named Gary at Glenwoods main office this morning.
I was told that the designs hadn't been drawn up yet, that it would be several more months before they were,
and that when some designs had been drawn up they would go before the community board for comments etc.
What is taking them so long?
They started digging here over 4 months ago!
Another project was started at the end of the next block- well AFTER this one was started- HOWEVER....
The foundation there has already begun, and building is well under way?!?!

They may want to get some foundation work done by a certain date which might allow the developer to get various tax benefits, etc.

Our coop was advised today that at the construction site, they were going to start building piles in two weeks and the construction noise will be VERY LOUD for one month or so..
(as if it weren't loud enough already)!
How can they start driving piles (if as they claim) they don't even have any renderings
of the building planned for the site?

Usually with rental towers in Manhattan, there is no need to post renderings since there is so much demand for rentals and they are probably and usually architecturaly lame (just like some hotels). With condo towers on the other hand, they are usually trying to attract the buyers, so their towers make more of statement in design. So renderings do float around.

found out that our local CB4 will be discussing this (and others)
at the next meeting....maybe we will finally see what it's supposed
to look like?!
...will be discussed at the next community board 4 land use committee . It is usually a good opportunity to view plans and meet the developer. Feel free to attend.

Well it's been loud and slow going down in da pit,
(which has gotton quite deep).
They found a pool of oil that had to be cleared,
(since Bovis was working down there who knows
how legally it was done)?!
They dug under the building to the east (A) and
had to shore it up.
Looks like some foundation has finally been poured
on the 38th street side (B).

Down at the corner of my building bedrock surfaced
and they've been drilling and hammering for weeks trying
to break it up and get it out.

shown them a rendering BUT...

A water main? Consider the possibility of an underground stream ...
As can be seen on the Viele "Sanitary & Topographic Map" of Manhattan (section below), at one time a stream ran through the part of that block where the Glenwood project is rising (between what is now 37th & W. 38th east of Ninth Avenue).
That stream was part of a series of streams which came together near today's intersection of Tenth / W 40th. That larager stream then ran to the Hudson (or North) River, passing through a marshy area and entering the River at what, back then, was the shoreline in the vicinity of Eleventh / W 42nd (where River Place II is now rising) ...

PLACE: Fulton Center Auditorium - 119 Ninth Ave. (b. 17/18) 310-328 W. 38th Street (Glenwood Management) - ULURP Nos. N070462ZRM and 070463ZSM re zoning text amendment for street wall and special permit for 400-space public parking garage
Further the developers are asking approval for a special exception to add 400 parking spaces
As we all know , 37th street si a traffic nightmare: with the Ptretzel trucks blocking acccess, the Lincon tunnel entrance , the 700 occupancy venue across the street, this is the last place to add to parkign capacity that will compound congestion at peak hours .
With the possible closure of 33rd street . this is not the time to add a 400 car flow to peak hour traffic in this street.
To our knowledge the existing garage at 36th and 9th , 42nd and 9th and the two remaining garages on 37th on that block are not full during the day . therefore there is not a demonstrated need and a lot of adverse impact

Do not allow them to add that many parking spaces. It may make it convenient for their residents but end up hurting the city in the long run.
Everything should be done to make it harder for people driving (and parking) their cars in the city in order to discourage it.
I'd bet that's also the reason why they've dug so deep: multiple underground parking levels.

I believe it is an aspect of current City Planning philosophy that new residential buildings MUST include off-street parking -- particularly as so many parking lots / structures are being developed and parking spaces are being lost.
However I agree that all this does is encourage folks to own cars / drive in Manhattan.

Well it looks like Glenwood is gonna get it's way......:(
I got to talk to the yard foreman today and he politely answered all my questions!
The building is actually gonna be Two towers, one on 37th, and one on 38th. Each tower will be 25 stories tall.
They will be built right up to the lot lines Blocking all windows in peoples homes that have lived and worked here for years.
They will each have setbacks on the street sides, but NOT on the property lines (where all the windows are).
The foundation for the 38th st side should be done by the end of the month or the first week of March.

we need as many parking spaces as we can get, especially with all the residential buildings going up and taking away virtually every open air lot. we've lost 1000s of spaces over the past couple years.
part of living on the west side means you dont have to pay 700 for a monthly space like you would on the east side. it means you can travel outside the city without renting a car each time. its not only for visitors to the city.
the cost of parking is already a barrier. if you dont like traffic on your street dont live on a feeder road to the lincoln tunnel. there are many streets in this city with normal traffic patterns.
some people cant deal with any change, even if its good for the neighborhood. more residents, more stores, more foot traffic brings nicer surroundings. loss of lot line windows are unfortunate, but these windows, even if they have been around for a long time, are lost all the time to new construction. thats why there are so many blank walls that everyone on this board complains about.

they don't all have to be within a few blocks of each other! There are already a lot of parking garages and lots on these blocks-
more than our fair share. So many in fact that none of them is EVER close to being full.
if you dont like traffic on your street dont live on a feeder road to the lincoln tunnelI personaly Don't... I live on 38th st- which travels east- AWAY from the Lincoln tunnel.
Also, if you do some research, you would probably find that that the present entrance to the tunnel (and all of 9th ave in Hell's Kitchen), is about to be reconfigured!

lofter, the walk to Eighth for someone on Ninth isn't a big deal but for people on Tenth and Eleventh, it then becomes somewhat of a hindrance.
A line on Ninth not only serves its immediate block on which it's on but the two or three blocks on either side of it as well.
I can tell you now that the west side wouldn't have been such a wasteland of parking lots, auto repair shops, etc. for that many years if there was a subway line running through it.

Is the hotel going up on W36th st b/w 8th and 9th a McSam or is it a 'nicer' hotel?
Is there any hope of losing our neighborhood crack den, I mean 'Postgraduate Center' and getting something interesting in the old church on W36th between 8th and 9th?

38th street side foundation poured and floors started going up...
37th st. side foundation work finally started.
They moved the exit ramp from the center to the corner.

That is definitely the space, but I was told the architects were Costas condovomit??????
This is VERY interesting, considering what is shown is only 1/2 of the dug foundation-
which consumes much of this block on 37th st. as well!

That does have some Kondylis-like traits to it, which is to say it is quite unexceptional and plain.
By the way, I thought there would be two separate towers, one on 37th and one on 38th?
I know the developer got the greenlight for a parking garage but will the ground floor also have retail as well?

One long block can definitely be the straw to break the camel's back for someone on 10th or 11th, or on 9th, but, say, 6 or 7 streets and an avenue from an 8th Ave station

There also seems to be some new controversy about that 400 space parking garage Glenwood wants to get a variance for.
It seems our beloved Hells Kitchen is OVERRUN by parking garages and, permits for over 2000
additional parking spaces have been applied for by developers since our neighborhoods zoneing laws have been changed:mad:
They still have to go before (I can't remember which one), some city board to get approval- but that hasn't stopped them
from going ahead with their constructing it anyway!

Might be a good idea seeing that they only poured the concrete foundation for the crane last night!
I also saw no inspectors or other official looking people around while they were anchoring the base.
Also, doesn't it take days for concrete to reach full strength?

NEW YORK CITY-HREC Investment Advisors successfully represented West 37th Street Owner LLC and Englewood, CO-based Stonebridge Realty Advisors Inc. in formulating a joint venture to develop a 220-room select service hotel on West 37th St., between 8th and 9th Avenue. Estimated project cost is $90 million and debt and equity placements are nearing completion, a testament to the strength of the project and the development team in a difficult capital market.
The project is currently being contemplated as boutique hotel or a primary brand in the select service category. This will be Stonebridge’s first project in Manhattan. Kevin Mahoney, COO of Stonebridge, tells GlobeSt.com that the address of the site is 307-311 W. 37th St.
Mahoney explains that they will begin construction "by year end," and expects to have construction completed in 2010. He tells GlobeSt.com that the total square footage of the hotel will be roughly 96,500 sf, noting that "the number of stories is still to be determined."
Mahoney says that the financing is coming from a "well capitalized equity source and bank financing," but did not further detail specifics. Currently in the location is a three-story distribution center that "will be razed."
Mahoney says that the firm has been looking in the New York City market for approximately two years.
Navin Dimond, president and CEO of Stonebridge Cos. says in a prepared statement that "Stonebridge continues to grow and we have been looking at the New York market for some time, but felt this project had all the right ingredients in terms of location, concept and upside potential of the area."
Dimond continues that Stonebridge plans to grow its platform on a national basis and looks forward to doing additional projects in New York. "HREC’s ability to bring us an off-market deal was a key factor in structuring an equitable deal for us and our JV partner."
Geoff Davis, president of HREC Investment Advisors says in a prepared statement that, HREC has worked extensively with Stonebridge in other markets and "expect they will be very successful on the big stage of New York, they know how to get a project done on time and on budget." Davis was unavailable to answer further queries by deadline.

What about all the people who work (in regular offices, travel agencies, garment center lofts etc) on West 36th, West 37th, West 38th between Eighth and Ninth?
It's tough enough for those of you who live there and have to put up with the early morning (and late night) noise and construction dust. But it can't be funny trying to run a regular business in the midst of all this. Have business tenants used all this chaos as a reason for breaking their leases and moved from the area? Or are they just hunkering down and swallowing the losses from reduced working days and employee absences. Seriously, would you like to work in one of those buildings for 8 hours a day while this is going on? And now they are saying that the 27 storey rental at 346 west 37th wll be finished "in 2010".. Two more years (at least)..

My building is still commercial space from the 6th floor down.
I haven't noticed anybody leaving the area...just the opposite!
(Well except for that sex club):D
I hear a lot of bit chen about it -but they're staying put.
The guy right under me has a book recording studio.
He can lose thousands if they shake our building or make
enough noise while he's recording.
He's not leaving-has no plans to.
However, if I had a space that was losing it's windows and
terrace (due to the local zoning changes that now allow it),
I would want out!;)
In the pic below....
All the air conditioners must be removed, all the windows
you can see (on this building and it's neighbors) are being
boarded up -all the way to the top. There will be no space
between the new and old and no set backs in the rear (unlike
all the other buildings in the area)

And is it true that noise levels are only high during the first 6 (or is it 9?) months of construction?
I work over on west 36th between 8th and 9th aves.
The Poon hotel is apparently now in its later stages on 36th St, but that
27 storey site at 346 west 37th has launched in to a whole fresh drilling noisefest this week.
Just asking.. You all seem so well informed about the sites on these 3 streets (west 36, 37th and 38th). Thanks.

After the foundation is installed, it's pretty much just the sound of hammers, saws, concrete trucks, and boisterous

there is a lot more construction coming to the surrounding blocks!

While residential development on the far West Side has generated significant buzz thanks to the planned redevelopment of the Hudson Yards, a lower-profile stretch of land just to the east appears to be quietly undergoing its own renaissance.
A handful of developers are working on a number of large-scale residential projects on the western periphery of the Garment District, a gritty swath of the city marked mostly by small factories, parking garages and nondescript showrooms.
Since most of the Garment District is zoned for manufacturing use only, developers have zeroed in on a five-block stretch, sandwiched between Eighth and Ninth avenues, that runs from 35th to 39th streets. The push to develop there comes three years after the area was incorporated into the Hudson Yards Land Use Plan, which permits residential building that was not allowed in the past.
Glenwood Management and Lalezarian Developers, both firms that predominantly work in New York City, have scooped up multiple buildings in the area to develop residential towers. In addition, several other residential projects appear to be on the horizon.
The big-time real estate players that have gobbled up properties on the far West Side in the vicinity of the Hudson Yards — Vornado Realty Trust, the Related Companies, Brookfield Properties and the Moinian Group — have so far not made investments in the area.
"Even though this neighborhood is walking distance from Times Square, it's not on the radar screen of the bigger firms," the chief economist at Eastern Consolidated, Barbara Byrne Denham, said. "Some firms are more willing to be pioneers than others."
Glenwood worked with Eastern Consolidated to purchase a parking garage, a parking lot and three walk-up buildings on 37th and 38th streets between Eighth and Ninth avenues, in a deal valued at around $80 million that closed in the beginning of 2007, according to Eric Anton, an executive managing director at Eastern Consolidated. Now, buildings have gone from the transaction phase to the brick-and-mortar phase, which is visibly starting to change the makeup of the neighborhood.
Construction has already begun on two 24-story towers, one on 37th Street and the other on 38th Street, that will have a total of 569 rental units made up of studio, one- and two-bedroom apartments. The towers, which are slated to open in June 2009, will each have their own lobby levels that will connect in the middle.
Glenwood's executive vice president, Gary Jacob, said despite the neighborhood's low profile, his company was drawn to the Garment District because of the value.
"It's hard to find land that's affordable," said Jacob, whose company has also invested in Yorkville on the Upper East Side and in the Financial District. "The neighborhood was about the only one where we could buy land that worked for our numbers."
Anton, who brokered the deal, said Glenwood purchased the properties for a little over $200 a square foot, which is about half the going rate in neighborhoods like Soho and Tribeca.
The second major development under way in the area is in the beginning phases of construction roughly across the street from the Glenwood tower on 37th Street.
Tower 37 LLC, an affiliate of Lalezarian Developers, received $94.5 million in financing from the New York State Housing Finance Agency to build a 27-story apartment building with 207 units, of which 42 will be reserved for low-income residents.
Even though zoning regulations restrict residential development to the western periphery of the Garment District, there is still potential for even more projects in the neighborhood, sources said.
Eastern Consolidated, which has done a lot of work on the perimeter of the Garment District, recently brokered a deal at 313-321 West 37th Street that Anton said has the makings for residential development. He would not identify the name of the buyer, saying only that he was a "wealthy individual."
Property records show that in November 2007, a company by the name of 313 LLC purchased a deed for $26.5 million and assumed a mortgage of $11.75 million for the properties. Building permit records show that the owner of the property is Morry Kalimian, who reports identify as a partner at Elk Investors, a company that also owns an office tower at 489 Fifth Avenue.
A phone call to Kalimian was not immediately returned.
Meanwhile, Massey Knakal Realty is shopping around another site in the area — a parking garage that cuts through 35th and 36th streets. The garage's owner is currently accepting proposals.
"There has been a decent level of interest in the site," the firm's chairman, Robert Knakal, said. "The biggest variable as to what is going to get built and what is going to get sold will be predicated on the financing that is available."
Knakal said because of the increasing difficulty smaller developers are facing when it comes to financing projects, the future of the neighborhood will likely depend on whether or not more firms with proven track records get in on development there.
A senior vice president at Corcoran, Susan Sears, who has been representing apartments in the area for 20 years, said that new development would raise awareness of the neighborhood's currently undervalued loft spaces.
Sears said loft spaces often sell for between $700 and $1,000 a square foot, which is roughly 25 to 40 percent less than similar spaces in more fashionable Manhattan neighborhoods, like neighboring Chelsea.
But even as some developers have looked to the west end of the Garment District as an increasingly plausible investment, prices appear to be dipping. Land values in the area have dropped by 10 to 15 percent since the height of the market, according to Knakal.
Still, residential developers aren't the only ones getting into the action in the Garment District's western end. A cluster of mid-priced hotels have either recently opened or are under construction. McSam Hotel Group and the Lam Group have plans this fall to open a combined five new hotels on 39th and 40th streets.
Whether or not more developers decide to build in the Garment District's west end, many believe the current projects alone will drastically change the neighborhood.
"This is a neighborhood that was, frankly, pretty crappy," said Anton. "In a couple of years you're going to see bunches of young people walking around, and [you're] going to see new restaurants."

It took about 20-30 minutes per segment.
Most of that time was waiting for the hydraulic lifting- which was very slow.
There was also the tunnel traffic which had to be stopped
each time they lifted a segment.
