ACTOR HOFFMAN DUSTIN' OFF CPW TRIPLEX FOR SALE

October 17, 2002 -- THE celebrity-laden San Remo building is losing one of its highest-profile residents.
Sources say that longtime neighbor Dustin Hoffman, who's lived in the building since the mid-1970s, is selling his triplex apartment at 145-146 Central Park West for $25 million.

Consisting of half of the 15th floor and the entire 16th and 17th floors, the 8,000-square-foot apartment has four bedrooms, six bathrooms and two terraces.

Built in 1929, the San Remo consists of twin 27-story towers designed in art deco style by architect Emery Roth, who designed several other art deco buildings along the Central Park West skyline.

Besides Hoffman, the building is home to Steven Spielberg, Steve Martin, Elaine May, Diane Keaton, Tony Randall and Demi Moore.

In 1985, Madonna's bid for a $1.2 million co-op in the posh building was famously rejected by the building's board. Tenants gave no reason for refusing Madonna's application for a 12-room apartment.

She appeared before the board in a demure black dress, but Keaton was the only member of the co-op board who voted to approve her. Real estate agents cited the building's desire for privacy as the principal reason for her rebuff.

Maybe she should try again. After most of the world stayed away from the Material Mom's most recent movie - the painful flop "Swept Away" - she could probably get in, and may even add to the serene atmosphere.

Calls to Hoffman's assistant were not returned.
