AOL Time Warner Center is starting to appear on Manhattan's skyline. These pictures show the Center from a distance. Within couple of days I will post more *pictures of the AOL Timer Warner, but from a close distance.

Hrm, I wonder how Trump's Intl Hotel affects views from the North Tower.

AOL looks impressive down 59th, but its frustrating to see it from here. Not that I want Trump's building to go away... it looks so nice in the photo Chris got onto skyscrapers.com. *

How much further does it have to go? I'm guesstimating the North Tower is just over 600ft in that photo, another 30ft or so on the South Tower.

What camera is that with btw? I'm looking to buy a new one to replace the Ricoh RDC-7 I bought last year out of impulse after getting frustrated with complex camera reviews. Looking for more zoom :)

*sigh* Im coming over now, infact I almost love it. Twins, must be a New York thing. Its not comparable but evokes the World Trade, we must now rebuild and mark our skyline with Twins to the south and North.

they really add alot to that area of the west side, before, that part of the skyline sort of died down and got smaller, now it just became an extra peak that stretchets your eyes out farther away from the core of midtown!
and the glass is very nice, it wont be as light as in renderings but its still a pretty blue, they look even better standing against the brown colors of the residential towers in the area

I kinda wish that the AOL Time Warner center was about 70 stories instead of 50. *It would really stand out from the skyline and make its presence dominant. *

This is one of the most beauiful skyline pics that i have ever seen even on this site. Its times like this when looking at these pics we can say that we are truly the greatest city in the world.

yup, sigh, Bloomberg is buildin his own area 51, and maybe its just me, but it kind of looks like AOL Time Warner Center is going to be taler than 750 feet. It could be my eyes playing tricks on me, could be the angle or that there is nothing that is as tall as it within a 2 block radius.

I agree.
The Trump building next to it looks really smaller. It used to be the tallest on Central Park West.

by comparing on the skyline to the green building Central Park Place to the right which is 628 feet id say the AOL towers are very close to 750 ft, the taller one right now probably has at most 5 floors if 750 ft is the correct finished height. Look close and you notice on the top 3 levels of the taller one those white vertical beams have ended, this is probably the crown thing from the renderings

From a good vantage point out in Jersey, the AOL towers appear to be just barely shorter than the Carnegie Hall Tower, which is about 757', so I agree it's about 750' tall now.

Bridge To Connect Intrepid Museum & Hudson River Park

Governor George E. Pataki today announced the State Department of Transportation (DOT) this summer will begin construction of an $8.6 million pedestrian bridge across the West Side Highway (Route 9A) at West 46th Street in Manhattan -- providing safer, more convenient access to the Intrepid Museum and the Hudson River Waterfront.

"The Intrepid Museum Bridge will connect the east side of the West Side Highway with the wonderful existing and future attractions lining the Hudson River Park," Governor Pataki said. "This new bridge will make it easier and safer for New Yorkers and tourists to have better access to the Hudson River Waterfront, which we are transforming into a wonderful park. The bridge's airy design is the perfect complement to New York's great national treasure and landmark, the Intrepid."

The Intrepid Museum Bridge will be only the second cable-stayed bridge ever constructed in Manhattan. The new bridge will link the east side of 46th Street along the West Side Highway with its west side, where the Intrepid Sea-Air-Space Museum sits along with many other waterside amenities and facilities.

Senator Roy Goodman said, "The Governor's announcement of this pedestrian bridge is wonderful news for the legions of New Yorkers who wish to enjoy the Hudson River facilities now being transformed into superb park land."

Assemblyman John Ravitz said, "This plan will continue to help us strive to make certain parts of New York City more accessible to city residents and visitors all over the world. The Intrepid Museum and the Hudson River Park are one of our city's 'jewels.' I congratulate the Governor on his vision for this project."

State Transportation Commissioner Joseph H. Boardman said, "I am extremely proud this collaborative effort, which has the support and enthusiasm of all who participated. As the Governor's vision for a Hudson River Park is realized, DOT will continue to enhance access to the magnificent treasure forming along Manhattan's Hudson River Waterfront."

President and CEO of the Hudson River Park Trust, Robert Balachandran said, "The Governor's vision for a west side that all New Yorkers can be proud of is coming true. The Intrepid Museum Bridge is a harbinger of the wonderful things to come as construction of the Hudson River Park continues towards completion."

The work will include construction of a new bus drop-off area with access to the bridge via steps and ramps on the east side of the road and will connect with the Intrepid Sea-Air-Space Museum's new building and elevators on the west side of the road.

The bridge will improve safety for pedestrians accessing the Hudson River Park, the Intrepid Sea-Air-Space Museum, Circle Line and the other facilities along the waterfront. The design of the bridge in such a complex corridor had to accommodate many interests, including those of Hudson River Park Trust, the Intrepid, the State Office of Parks, Recreation and Historic Preservation and the community.

The bridge will be constructed of steel, spanning 277 feet in length, with its central tower reaching a height of 59 feet. Tensioned fabric coverings, reminiscent of a ship's sails, will provide shade over the ramps leading to the bridge. The bridge is expected to serve nearly 1,000 people a day.

Construction on the bridge is expected to begin early summer and be completed by Fall 2002.

Great pictures!
The second and third photos look odd. *I am assuming they were taken at the same time as the first shot, in which case they are definitely overexposed. *Of course they provide more detail on the building, but they turn nighttime into daytime.

Yup, I'm new at this and I was screwing around with the settings :) The AOL/TW pics from Columbus Circle were actually the first pics I ever took on a tripod in the evening.

Felt kinda odd standing there with a tripod at first... :)

Great pics tugrul - I love the massiveness of this project and the siting. Hard to imagine the rendering with the light blue glass after seeing these pics. It's a bit darker that I thought it would be!

Regarding the pedestrian bridge over the Joe Dimaggio highway, the article says it's the 2nd cable-stayed bridge in Manhattan. Anyone know where the 1st one is located? I didn't know there was one in New York City. I've driven over the Sunshine Skyway bridge in Florida, and what a treat that was! I wish they would have rebuilt the Manny and Willy B's as cable stayed bridges. Then subway service could have been back up to normal much sooner!

GLNY and Edward - thanx for the info. I apologize for bringing up bridges in the wrong forum, and saw the other thread. I'm not sure about the facade of AOL-TW. I remember it being a light lighter in the renderings. I'll have to wait until it's fully clad before I make my mind up....

If the old rendering is corret, I think there should be another slight increase before it's topped out.

there has to be a slight increase because of the fact that only the outter structure of the building is up. The crowns will most likely be cement and on top of the original structure. Similair to Citicorp, the top was one huge block of concrete.

I had to drive someone to LaGuardia Airport (from Park Slope). *Viewing Manhattan from the BQE, the Times Square Tower stands boldly as a major new addition to the skyline at the southern end of the midtown conglomerate. *TWC Stands like a sentinel to the North of that same conglomeration. *Bloomberg Tower should take its place, but, of course, it will be in the middle of the cacophany.

Edward - nice shot. I don't mind the white telecom building. Something tells me it will be lost in a sea of towers in the not-so-distant future. What really strikes me though is how dark the glass is. Anyone has a shot of the renderings? This glass is quite a bit darker.

Developers Sell Half Interest in Mall at Columbus Circle

The developers of the AOL Time Warner Center, which is to begin opening in September, said yesterday they would sell almost half their interest in the center's enormous shopping mall to the California Public Employees' Retirement System and MacFarlane Partners, a real estate investment concern.

Though sheathed in a single skin of granite and glass, the $1.7 billion two-tower center on Columbus Circle is actually made up of seven condominiums: AOL Time Warner headquarters, a smaller block of speculative office space, performance halls for Jazz at Lincoln Center, a Mandarin Oriental Hotel, a 191-unit residential development, a 504-space parking garage and the seven-level mall.

MacFarlane and the pension system, known as Calpers, are expected to pay from $425 million to $500 million for a 49.5 interest in the mall, garage and speculative office space. The transaction is to occur in January 2005.

The final price will be based on a formula that takes into account a year's worth of operating income from the three commercial units, said Marty Burger, executive vice president of The Related Companies, which is developing AOL Time Warner Center with Apollo Real Estate Advisors.

As part of the deal, MacFarlane and Calpers, acting as a joint venture, are immediately to pay down $359 million of the projects' $1.42 billion construction loan from the GMAC Commercial Mortgage Corporation.

Related and Apollo will still own a 50.5 percent share of the mall, garage and office space. The developers and Mandarin Oriental jointly own the 251-room hotel. AOL Time Warner and Jazz at Lincoln Center will own their spaces. The apartments are being sold individually.

Victor B. MacFarlane, managing principal and chief executive of MacFarlane Partners, based in San Francisco, said the investment fit into his firm's involvement with urban areas in transition; this project, he said, would create a stronger link between Times Square and the Upper West Side.

Despite the problems facing AOL Time Warner, Mr. MacFarlane said yesterday: "All the indications are that they are going to move in. The divisions that are most talked about as being spun off aren't really here."

Stephen M. Ross, chairman and chief executive of Related, said last fall that AOL Time Warner had already put up its money and that the development therefore had "no exposure" to AOL Time Warner's difficulties.

Leases have been signed or are pending for 87 percent of the 330,000 square feet of rentable space in the retail area. There is a 30,000-square-foot store on the second floor that the developers will not discuss but is understood to be committed to Borders Books and Music. Borders was listed on a retail roster prepared by the developers for a Jan. 21 advertising supplement, "At the Center," inserted in copies of The New York Times.

AOL-SITE HARDHATS GET TANKED AT LUNCH: REPORT

Dozens of hardhats building new headquarters for Bloomberg Business News and AOL Time Warner have been nailed allegedly getting hammered at local bars during lunch.

Construction workers were caught on camera heavily boozing it up midday before returning to their high-profile job sites in tourist-packed Columbus Circle and on the East Side at the former Alexander's location, reports "Inside Edition" in a segment to air tomorrow at 1 a.m. on Channel 11.

Both sites contain potentially deadly equipment - and have already had trouble.

One worker was killed at the Bloomberg site last year, and there have been numerous critical injuries at the other site. There is no indication, however, that alcohol played a part in any of the incidents.

At one bar near the Bloomberg site at 59th Street and Lexington Avenue, a worker was seen guzzling three 22-ounce beers in just 40 minutes, the show said. He returned to work without eating. Another site worker allegedly polished off two beers and two brandies during his quick liquid lunch break.

As for the AOL Time Warner site at Columbus Circle, hardhats would pour into a pub directly across the street as early as 11:40 a.m., standing two deep at the bar or waiting at tables for their booze to be brought to them, the show said.

Most of the workers allegedly had several beers apiece before leaving at 12:30 p.m. Many knocked back shots and mixed drinks before returning to work, the show said.

The TV program staked out the sites for two months.

One expert called the show's findings alarming.

"The practice of drinking at lunch and going back to work is very much like drinking and driving," said ex-L.A. cop Tom Page.

The company that oversees construction for both sites, Bovis Lend Lease, said it has a zero-tolerance policy for alcohol use on site and would fire any employee deemed unfit because of alcohol or drugs.

The union representing most of the hardhats, the Building and Construction Trades Council of Greater New York, said it condemned the use of alcohol before and during work hours.

I was very surprised recently when I saw a construction worker buying a beer in the deli on the corner of 57th and Ninth. It was in the morning and he was obviously working at AOL TW. The article explains it.

I went by the site today and was once again disappointed in the glass facade. Compare the glass in these pictures.

First, where are the tiny protrusions that were supposed to give it a "sparkle" according to Childs? Secondly, where is the change in color demarcating the crown?

1. *I've noticed them walking by close up. * You can't really see them in the photographs posted here, but I can assure you that they are there.

I think it's a good thing that it has a more limited set of colors than in that rendering because such a complex building risks looking incoherent and awkward. But I agree that the glass is best when highly reflective; it gives the behemoth an appearance of light elegance, dynamic and rising - as opposed to one of a static bulk almost sinking under its own weight.

I was kind of looking forward to the goldish crowns on the towers. Maybe they'll yet appear.

Chris, you're absolutely right that the building needs a lightness in the facade to conteract its massing.

I should know by now not to judge a building at this stage of construction, but I'm still a bit disappointed so far.

They must just disappear in different light. Even in that picture look how parts of the building don't appear to have them.

I honestly couldn't see them from angle I was looking from.

Chris, you're absolutely right that the building needs a lightness in the facade to conteract its massing.

I should know by now not to judge a building at this stage of construction, but I'm still a bit disappointed so far.

Oh. Thanks. By the way they've started that part but on the side opposite is Columbus Circle. It looks just as good as the rendering, maybe even better.

I walked by the site this morning. Those "tiny protrusions"
appear to be metal flanges sticking out from the facade. I only noticed them on the Columbus Circle face, and some areas don't have them, which agrees with the photo Fabb posted. from across the circle, they are easy to miss.

Skyscrapers.com lists the North Tower as having usages for office and hotel, and nothing else; and the South Tower as just having office usage. *I just sent them a message informing them of the presence of the One Central Park residences, and also suggested adding retail, gastronomy and theater/opera to take into account the Palladium and Jazz @ Lincoln Center.

I also told them that construction had started on the Hearst Tower (they still list it as proposed) and that there was no longer a hotel component in Bloomberg Tower (it had been scrapped during the redesign).

AOL's new skyscraper towers far above the debt

NEW YORK -- It won't be just another tall building in Manhattan. This promises to be a glitzy magnet for everything that makes New York famous: culture, cuisine, five-star accommodations and designer shops.

The 80-story, twin-tower AOL Time Warner Center is scheduled for a phased opening, beginning this fall, barely two years after the Sept. 11 attacks on the World Trade Center. The destruction of the 110-story twin towers had people second-guessing the wisdom of constructing tall buildings in the city that invented skyscrapers.

The opening also has people asking whether AOL Time Warner can afford a project that is expected to cost $850 million. The company's stock price has dropped more than 65 percent since the deal was struck five years ago, and the company, which owns the America Online service, the CNN cable channel and dozens of other media properties, is trying to pare its $26 billion debt.

"We made the decision in 1998 to move and have budgeted appropriately," a company spokeswoman said.

The center is set to become the new home not only for the media conglomerate but also for the Jazz at Lincoln Center cultural organization. And with 201 condominiums selling at $1.8 million to $30 million, it will provide lodging in the Big Apple for celebrities such as singer Ricky Martin.

While Manhattan skyscrapers usually are designed for three uses at most, the developers of the AOL Time Warner Center, which is 85 percent completed, are betting on seven uses for the nearly 3 million square feet on the West Side.

In addition to being headquarters for the media empire that also owns Time magazine, Warner Music and the Warner Bros. movie studio, the center will also feature the luxury 251-room Mandarin Oriental Hotel and high-end restaurants and shops, such as Joseph Abboud fashions and Stuart Weitzman footwear.

The $1.7 billion project, designed by David Childs of the architectural firm Skidmore, Owings & Merrill, hugs roughly one quarter of Columbus Circle at the southern edge of Central Park.

Although no developer has yet figured out how to prevent Sept. 11-type attacks, security concerns have not been ignored, said executives of the Related Companies, one of the two primary developers.

Although they gave no details, they did say that in addition to private security personnel, the New York City police and fire departments will have a direct communication system within the complex.

Also, cellular phones will work from anywhere inside -- including the elevators -- to facilitate rescue efforts.

Although the size of the structure itself is imposing, the 750-foot AOL towers are about half the height of the 1,368-foot World Trade Center's twin towers.

Despite a weak economy, real estate experts believe the AOL Time Warner Center will prove a success because of its location at the doorstep of one of the wealthiest sections of Manhattan and its seven components, which will feed one another.

It will house the Mandarin Oriental Hotel, 350,000 square-feet of retail space, Jazz at Lincoln Center's three theaters, a parking garage, offices and condos.

Developers usually market the floor count of residential projects in regards to the fact that most ceiling heights in New York apartments are about nine or 10 feet. *Trump World Tower is 72 stories with apartments having ceiling heights ranging from 10 to 16 feet, but since it is 861 feet tall it was marketed as a 90-story building.

750 feet is thus roughly 80 stories in terms of New York residential real estate.

NEW YORK (Reuters) - A British financier has agreed to pony up $40 million for a 12,600 square foot apartment in AOL Time Warner's new home at the edge of Central Park, making it the most expensive apartment sale in New York City history.

The financier, whom brokers could not identify because of disclosure agreements, agreed to buy an 8,400 square-foot unit, or the entire 76th floor, of the south tower at the two-tower structure being built on Columbus Circle at the southwest corner of the park.

The deal also includes a terrace that wraps around the 76th floor, as well as a 4,200 square-foot half-penthouse on the floor above, according to Pamela Liebman, the CEO of Corcoran Group, which represented the buyer.

The property will be sold raw, meaning the apartment, while technically inhabitable, will be a wide open space lacking internal walls and interior decoration.

"Whomever he chooses to design it for him is going to have one of the greatest blank spaces in the world," Liebman said.

The full-floor apartment has Manhattan views that stretch from the Hudson River on the west to the East River and include all of Central Park.

The pending deal tops the former record sale of a Park Avenue apartment at $36 million.

The building's nearly 200 units range in price from $1.8 million to $30 million for a floor-through apartment.

The center will be the new home not only of the very, very wealthy, but also the media conglomerate AOL Time Warner Inc. (AOL: down $0.56 to $16.12, Research, Estimates), the parent of CNN/Money, the Jazz at Lincoln Center cultural organization, the Mandarin Oriental New York Hotel, restaurants, shops and a Whole Foods Market Inc. natural food supermarket.

The AOL Time Warner Center is scheduled for a phased opening, beginning with the residential units in the fall.

I wasn't offended, Fabb. *Don't worry.

Since this is AOL's HQ, that news was all over AOL News yesterday. *A whole message board was also devoted to it. *I had fun ridiculing people who felt the urge to put down New York. *I also gained myself a group of admirers in the process :biggrin:

Someone actually thought it'd be a terrorist target? The towers are only 750 ft. They don't even near the thousand foot mark. In addition to that, the thousand foot mark is being broken by a ton of countries now. Do you think any of them have actually seen AOL Time Warner Center? It's nice and big, but I doubt it's big enough to be a target.

Also, Im surprised nobody mentioned AOL's financial problems and questioned why they needed more office space. They're currently laying off people who work on the Netscape browser.
