The photo below is from the old Apollo Theater (http://www.wirednewyork.com/forum/topic.cgi?forum=3&topic=45) thread. If you compare the photo and the rendering, you would see that the 84-year-old Victoria Theater, third building to the East of Apollo, is not in the rendering. I guess it would be demolished if not already.
Here is a quote from the thread I mentioned:

That's good they are keeping the original entrance and marquee...otherwise it looks good.
