I can see why very few large (5+ member) families live in Manhattan. I've looked at some real estate listings, and it costs MILLIONS to live in a home that the average family would be comfortable living in.
I don't know what, but something needs to be done about that.

Hello,
I apologize if this is not the correct forum for this, but you all have seen my postings before. I've been posting here for a couple of years, have always loved real estate and decided to finally follow my "calling" and passion.
I have just become a real estate agent at Citi Habitats, a Corcoran Group Company. We are the largest rental (residential) broker in the city, while Corocoran is the largest sales (residential) broker.
We have a huge database of listings, with many exclusive properties and a level of service that's the best in the business, truly.

As for your question regarding laundromats--
I suggest Long Island City, Queens.
The areas residential population is growing and I believe that a quality laundromat establishment would do very well there.

Well, The Heywood is located in the same vicinity as some projects but that affords each unit a tremdous amount of light and unobstructed views since there is so much room between the buildings. I believe that most of the buildings around that area are actually mid-income type of housing and not the typical low income housing. Also, the condos seem to be very high quality compared to a lot of the other new construction. I wouldn't let the proximity to the projects keep you from taking a look at them. I'm a bit biased because I already have a contract on a unit for myself.

It's somewhat of an "upscale craigslist" if you will, where you can post classifieds for free and whatnot. There are many registered real estate dealers on there and I am one of them (also free to register the business.) It's called metrochai.com I have actually found quite a few clients with them...

Hey, Betty: Are you aware that zoning regulations in SoHo require that occupants be certified artists? And to rent to anyone without the certification violates the Joint Living Work Quarters for Artists designation which allowed for residential occupancy in a manufacturing zone (i.e.: SoHo) in the first place?

I have personaly tried it and found it extremly helpful. The site gives you very detailed search options to choose from, which makes it very easy to operate and find your required rental apartments as well.

Is there a place where i could get information on specific offering plans and specifically amendments to offering plans? I know you can purchase them from a specific real estate website, but i was wondering if there is a place where this info is available to the public.

As far as my research has panned out, only "The Real Deal" sells a select few of them.
However, I heard from a friend that you can file a "Freedom of Information Act" with the Attorney General's NYC office, in which you request the information by specifying the exact criteria you want.
For instance, your request should specifiy a date range; the location by either borough, zip code, or block number; you can request by sponsor, attorney, mailing address, etc.; and specify what results you desire: Amount of units, amount of stories, unit prices, unit square footage, etc.
I was told that this process would take about 2 to 3 weeks for such a report.

Also, note that the AG's office wont be sending you a copy of the offering plan. At most I'd expect an excel file or two.

CFA Capital Partners, based in Rye NY, just increased its funding for good hard money commercial deals in major US and Canada markets. Here is what we are looking for.
Min $500K in NY Metro, $2M otherwise
Office, Retail, Mixed Use, Multifamily, Industrial, Hotels, at 70% LTV
Land only if it's in NY Metro, and other major eastern cities, at 55% LTV
Strong cash flowing property may qualify for higher LTV
Typical Scenarios:
(1) Vacant properties in good locations, turning around in a relatively short period of time
(2) Quick closings (1 to 3 weeks) to seize on an opportunity
(3) Bad credit borrower with cash flowing property
(4) Etc...
What I can't do
(1) 500 acres in boonville, slated for residential, appraised for $100M, but buying for $20M, looking for financing for $19M, and calling it a 19% LTV deal.

I need to sell an apartment that has no furniture. It is definitely in need of some furniture and it needs to be staged for it to show the best.
Does anyone have any recommendations on this front? When I decide on a broker I will ask them as well but I'd like to have independent view as well.

This type of project would be good for a 'photo sylist', a 'set designer' or an 'interior design firm' - or just a friend who has a flair for interior design.

Many brokers will stage for you, but most will pass on the cost of renting the furniture from a store or prop house ... depending on your price point. If you're at $2M+, it might be a different ball game because they might decide the commission will cover it.
I don't know where you are geographically, but I'd love to pitch you if you're downtown (which to me means anywhere roughly south of Central Park). I work for a small boutique, which means personal service and lots of it.
I would recommend you interview at least three agents, because it is by seeing the differences between them that you learn who is a good fit for you.
Also, it's very common for agents to "buy" listings by quoting a too-high price for the apartment. Who wouldn't want to sign with the person who promises the most money? Sadly, though, an apartment's price tends to float to the market, regardless of who sells it.

I have looked into some staging companies that do both the staging and provide furniture but have no idea if they are in any good....ideally i can find a firm that will do both
place is small but a fairly easy place to furnish...i don't have any furniture there yet so it is a clean slate

On Wednesday, New York neighborhoods blog Curbed (http://curbed.com/) will toss its discount hat into the ring of city apartment listing services. Called Curbed Marketplace, the new service aims to offer homeowners and, especially, brokers relatively cheap for-sale listings--$99 for 30 days, plus a special upgrade package for those with deeper pockets.
I spoke with Curbed founder and president Lockhart Steele earlier this afternoon. He likened Curbed Marketplace to a happy medium between the "free chaos" of Craigslist and the much more expensive listings in The New York Times.
