Sorry, I had to put this in another thread cause it's really kinda out of nowhere IMO.

"Built as a gated community, "Ocean Dreams" provides the style of living dreams are made of Higher ceilings, on-site parking for every unit, children's & adult pools and two whirlpool spas are only some of the extras offered.
There is a wide array of unit sizes and styles to accommodate everyone from singles to extended families. "Something for everyone" is the slogan, with units ranging in size from 500 sq. ft studios to 1,800 sq. ft. three bedrooms. . A private elevator with lock-out separate ocean front residences from the more standard apartments. A majority of the units are 2 bedroom , 2 bath with whirlpool tubs and double basin vanities in the master bedroom with separate shower stalls.
All units enjoy an ocean view, either directly or through an extended bay window. Units facing south have direct access to the boardwalk and beach. The ocean with all of its majesty is also brought into the interior d?r via decorative glass in the lobby and the baths and kitchens, which adds a distinct character to the entire project."

Good: waterfront condos and a definite symbol of revitalization.
Bad: 1) gated community (that will not make CI'ers happy, and it's a bad idea). However it's more excusable than if it was farther east, given its proximity to Seagate (West 36 St.).
2) Not up to Scarano's usual par. Probably budgetary though.

Not really surprised just to the north east of Coney Island is an incredibly affluent and expensive area, gentrification will continue to expand.

Are you talking about Sheepshead Bay or Brighton Beach? Becasue it sounds like both (along with the great majority of Brooklyn) are becoming affulent, expanding areas.

Gul - How many units? Thanks for the info. I just found this yesterday and have been screaming about it on my Yahoo Coney group. Its so fantastic - this could do for Coney residential what Oceana did for Brighton residential. I know you don't like Oceana's architecture Gul but you can't argue with $3 million condos lifting a neighborhood's real estate potential. Look at all the condos in Brighton that you posted about after the Oceana got established.

313 units Gul - (Don't you love the 13? Thanks guys!). 4 buildings at 7 stories each. Developers presenting next week. Seems like a lot of units for just 4 buildings. We'll see what happens with the zoning. Expected completion November 06. Ambitious timeline. Can't wait to see the presentation. Ocean Dreams sounds like Oceana for Coney. I LOVE IT!

Scarano did a great presentation of this project yesterday at CI Hospital. It was something else to see. Lasted close to an hour. You guys should have come to see it.

Community Board 13 voted in favor of the zoning changes for Ocean Dreams tonight. I was surprised with all the anti condo Nimbyism going around I thought they would vote it down. I got to speak with the developer for a few minutes. What a nice guy and grew up in Coney Island. Very happy to see luxury living coming to the Coney beachfront.
I really don't understand why none of you guys from this forum come to the meetings? You are all into development but you don't come speak with the architects, developers and city development committees. Why? Personally I think Coney Island development is soooo important for Brooklyn. Its worth the time.

Some of us work with them, so it can be conflict of interest or the desire of the developer not to tip his hand too much.

Huh? Didn't you say you left the construction business to join a non-profit in a different business?
And if you are in the business, wouldn't you be even more interested in going to the meetings? I see a ton of real estate and development people attending these meetings for information, but I never see any of you guys from the forum. It just makes me wonder if you guys really care that much about development.

I believe that Ocean Dreams will be a turning point for Coney development. Bringing luxury oceantfront residential in will do the same for Coney as Oceana did for Brighton Beach. Developers will take notice - residential and commercial. Very Very important. It will be overlooked since the heart of Coney will be amusement development, but Ocean Dreams will be just as important of a turning point as Keyspan Park and the new Stillwell Terminal. Now we wait to hear what Thor has in mind for the amusement district. Momentum.

Muscle, first off, this is a forum of anonymous posters, so I am perplexed as to how you can claim to never "see any of [us]" at these meetings, when you don't actually KNOW anyone here. You certainly don't know me.
Second, as much as I appreciate your obsession with me and my professional life, you are wrong about what I do for a living. I AM working in the "industry", not in non-profit. I'm sorry I forgot to send an updated resume to you, but I do believe it was sent to all the meaningful people in my life.
I am not going to explain the in and outs of industry protocols with relation to new projects. In this forum we talk about issues not other posters. So, end the posts about "me" immediately.
For the record and so I can assure we don't have this virtual encounter again: I am interested in seeing the Coney Island Amusement Zone preserved and enhanced. I am interested in seeing Coney Island revitalized as a major tourist destination once again. As for every little crap development on Emmons Ave or feeding into ignorant predictions or rumor mills, I, personally, have no interest. I didn't want to be discourteous and let your note to me go unanswered.
Courtesy is contagious and the reverse is true as well. After you finish looking up the two syllable words for pronunciation and meaning, I guess they'll be yet another eloquent post from you. I'll do my best to avoid it.

Hi Rider- I know everybody who attends the meetings. Either my wife and I speak with them or my friends there tell me who is who. Nobody from here has been there and that makes me sad. You guys know more about development than most everyone who attends. I could especially use guys like Gul there who could certainly make a difference in what is done in Coney. I would make sure his opinions are discussed by the CIDC. He is the most informed poster here. I talk to the chairman at the meetings and am very good friends with the head of the Coney Neighborhood Improvement Organization Eddie Mark (also head of the Community Boards Development Committee) and Mr Coney Island JoeG who heads the 60th precinct community counsel and is vice chair of Friends of the Boardwalk. I talk with Eddie and JoeG at every Cyclones game and every meeting I go to. We also correspond on my Yahoo Coney board. I could get ideas through but none of you guys show up. Its sad because development is this board's forte and nobody at the meetings knows it like you guys.
I know you can't stand me Rider and my approach to internet message boards is polar opposite to yours (for certain that won't change, I totally disagree with your no argument approach), but my wife was born in Coney and adores it. I make sure we have input in Coney Island's future. I have also spoken with Marty Markowitz and his development team about Coney on several occasions. I do try my best. Its very important to me.

Haha, thanks... I almost went to a couple of meetings too. Also I saw Joe in the Bay News... I thought it might be the same guy but now here's confirmation. It's kinda weird connecting people like that, from online to newspaper or in person.
Somewhat on topic, yesterday at the parade it took me a while to notice but two buildings across from where I was standing had signs on them indicating they were under contract (deals by Massey Knakal). About a block or two west of Astroland.

Listen, you make the most persuasive argument yet, in this last post, to attend these meetings. I don't hate you. I don't know you. We share common goals in some areas. In my opinion, I think you would be a lot more effective sticking to this tone. It invites conversation.

I have been waiting for this for a while. I knew that one day with all the empty land, coney island will turn into an oceanfront luxury. I just hope that It's not build of the same sh:confused: t as Oceana. If anyone knows the pricerange on 3-4 bedrooms, or has any information, such as floorplans, I would really appreciate it. I can't speak for everyone else, but I personally feel strongly that it should be a gated community because the neighborhood is sorrounded by projects. I believe that it should be like oceana, rather than seabreeze plaza.

Um, there are no projects anywhere in Brighton Beach. The closest projects are well over a mile away in Coney Island.

I am a Coney Island resident and am interested in buying a condo. I have no idea how to go about doing this. I need to know pricings for 2 bedroom condos, and exact locations. I dont want to live in Brighton or The Bay. I want to stay right in the immediat area.

Hi, I'm having trouble finding any info on this Ocean Dreams development.
Have the buildings been constructed or did they experience some set back?
