M1-2D zoning-- new residential construction?

Does anyone know how likely it is that a new high-rise building would go into a m1-2D zone? I'm thinking of buying a place that has a view and want to know how likely it is that a new building could go in and block it.

That completely depends upon which part of the city you are in.

Manufacturing zones (or parts thereof) have been deemed to be unnecessary in some instances, since so much of the manufacturing base has moved out of NYC.
