I am currently living in an apartment building for last 3 years. This is going on my 4th year. My roommate is moving out. In resigning my lease with a new roommate (who makes more than my old one) and I (who got a 2k raise) they are telling me we dont make enough and unless I get a guarantor for 195k I will be evicted. Do I have any rights? I have never been late, etc?

thats ridiculous - you have built your credit by paying on time for 3 years.
sounds like some drone is just following the rules, and not thinking straight. try to speak to higher levels of building management. in my apt, i renewed the lease in my name only after switching roommates (and had a sublet agreement with the new roommate). they didnt care cause i had already paid on time for 2 years.

in reality, there are no hard rules. if you're close to the income level, and they like you, they will let you in. most buildings have a list of a dozen requirements, but generally only check out a few (salaries, credit). the long list is a way of rejecting the ones they want to reject, on a technicality.

is there any reason they might want you out, and they are using income as an excuse?

to those who live in the building they give u a discount rent of about $100. they raised my rent $200/mo. The market rent at the time was a $100/mo more. Now it's $350/mo more but I renew on what I was given. So it might be an excuse not to honor my renewal

Ahhh, ain't the free market great?

Another reason why laws protecting tenants are a GOOD thing ;)

I remember when a couple of years ago a landlord killed his 30-year-long tenant by bashing her in the face with a hammer.

Ahhh, isn't that the way. Screw evictions, just snag a brick.

It was an accident. He was just trying to hang a picture frame on her head and went too far.
