Several old buildings (decent ones -- albeit neglected ones) are being razed across from 310 East 53rd (which, in my opinion, looks much shitt..ier than in the renderings). Has anyone seen renderings of what will rise there?

I know those buildings, they have been abandoned for some time. But they are nice buildings. It would have been nice to see them fixed up....looks like another condo. 2nd Avenue in Turtle Bay is looking more and more like Yorkville. Not good.

The choice for the design firm is critical if you'd like it to look good.
Bad and I mean BAD are SCLE, HLW, H. Thomas O'hara, and a bunch of other lesser known refuse and vomit creators.

So so ones are Costas Klondylis (he used to be in the above cat. but he's improved), Ismael Leyva, Robert A.M. Stern (can be good sometimes), Stephen B. Jacobs, Davis Brody Bond, Cetra/Ruddy and Kohn Pedersen Fox.

Good and excellent choices are Fox & Fowle, Gwathmey Siegal, Richard Meier, Frank Gehry, Enrique Norten, Arquitectonica, Santiago Calatrava, Renzo Piano and Norman Foster.

Of course there are other less known firms and individuals in each of those categories.

1- Presently I think “Robert m stern” is crap he is only good for old style buildings.
2- What about som, thay did the “time werner center” Cesar Pelli the Bloomberg tower
3- Fox & Fowle are crap as well just look at the new “bank of America tower”
By durst and the NY times tower looks good is because “Renzo Piano

I really would have loved to see some of those buildings renovated, although it will be nice to get something on that corner which has been abandoned for as long as I've been living in Turtle Bay. Unfortunately the ornamentations on the building had been stripped long ago anyway.

My list is about residentials so SOM-NY wasn't mentioned but if they did do residentials, then they'd be in the BAD category, too. I think only the base of BOA is unimpressive, the tower portion is not bad.

Not to nit pick but BOFA Tower is designed by Cook + Fox with Richard Cook as principal. Most highrises designed by Fox and Fowle are designed by principal architect Daniel Kaplan.

it looks like Davis Broady Bond is the architect
thay have done a great job on the union sq development for steven

They've also produced a ton of crappy black glass buildings such as the One Sutton Place North complex.

Let's hope we get something a tad bit better than that. Also I hope it plays well with the blue glass introduced into the area by 310.

The Milan, employing banal black glass a few blocks up, looks awfully dull on most if not all days.

Looks like the people at 310 are about to lose their Westward views before they've had a chance to enjoy them.

While 310 and this new tower, The Veneto, both topping out at about the same height, will create a brief canyon for a block on Second Avenue, I am happy to see this corner developed as it has been abandoned for nearly a decade.

The buildings had also long lost their ornamentation.

This new building also seems to look pretty good, and I think the red brick and glass will jive well with the blue glass of 310 across the street.

The only really GOOD thing about Starbucks is that they have accessible restrooms for passers-by -- and you don't have to buy a thing (if you don't mind the wait).

For a city that refuses to offer this amenity to it's citizens Starbucks has filled a much-needed niche.

pianoman11686

Couldn't have said it better myself, lofter. While I like certain things that Starbucks sells, I usually don't have it more often than once a month, on average. I do find myself frequenting their restrooms whenever I'm in Manhattan though. You never have to walk more than a few blocks to run into one. I guess that's a positive.

Now, if only whenever you needed to go, you had the fortune to sneak into a nice hotel for a pitstop - that's what I call an amenity.

Can do ^ at a select few in the theatre district (Paramount, Royalton, Edison -- although the last is not recommended  ).

Those hotels with the lobby raised above street level (Marriott, W, Hilton) are more problematic.

Here's the latest scoop on The Veneto (www.theveneto.com). Looks like its all residential which means no bank or starbucks :) .

"THE SWEET LIFE" IS RISING IN MANHATTAN AT THE VENETO, A NEW EAST SIDE LUXURY CONDOMINIUM RESIDENCE
FROM THE RELATED COMPANIES, L.P.
- Thirty-four stories and 137 exquisitely appointed luxury residences designed by Adam D. Tihany mark a superb addition to one of NYC's most desirable neighborhoods -

April 2006 (New York, NY) - The Veneto is a brilliant new presence rising on Manhattan's East Side within steps of the fashionable East 50s. This latest luxury condominium property from The Related Companies, L.P. offers a modern classic design with interiors glamorously appointed by world-renowned interior designer Adam D. Tihany. A superb addition to one of New York City's most exclusive neighborhoods, this statuesque 34-story tower will beckon upscale owners with 137 exquisite residences.

Its very name, The Veneto, evokes the 1950s-era European sophistication and style of the Via Veneto in Rome. Imagine "the sweet life" of that legendary thoroughfare, which embodied Italian elegance, treasures and tradition in a glamorous era not far removed from contemporary New York. From its grand lobby entrance beneath the graceful glow of a cascading chandelier to its wide array of residential amenities, The Veneto will be a modern classic.

The Veneto's Exclusive Residents Club is designed by Tihany and will feature a "Terzo Piano" Entertainment Lounge, adjacent "Giardino" Outdoor Garden, Private Fitness Center with Equinox Concierge, "Arcobaleno" Children's Playroom and RelatedSignature Services (SM). The condominium residences range in size from 763 sq. ft to 2,548 sq. ft and are priced from $950,000 to over $5 million. Related Residential Sales LLC is the exclusive marketing and sales agent for The Veneto.

The Veneto is currently under construction at 250 East 53rd Street, near Sutton Place and Beekman Place, two of Manhattan's most exclusive residential settings. Luminaries such as the Vanderbilts, the Rockefellers, Katharine Hepburn, Truman Capote, Cary Grant and Marilyn Monroe have called the neighborhood home over the years. The building is also in the heart of one of the world's grandest cultural, shopping, restaurant and business scenes. MoMA and its signature restaurant The Modern are at the 53rd Street corridor. Upscale retailers like Barney's and Bergdorf Goodman are nearby, as are the corporate towers of Midtown Manhattan and the strikingly modernist U.N. Plaza. For quick escapes, the 59th Street Bridge and the Midtown Tunnel are just a short drive away, offering convenience to The Hamptons, JFK Airport, and the wide world beyond.

"The Veneto continues the classic tradition of glamorous living in the East 50s," says Susan M. de Franca, President of Related Residential Sales LLC. "Luxury living, distinctive design and a sought-after location have long been desired attributes in New York City real estate, and The Veneto delivers on all three counts. The sensorial interiors are immersed in warmth and sophisticated elegance."

The interiors are the creation of designer Adam D. Tihany, who previously collaborated with The Related Companies, L.P. in Manhattan on the luxury condominium The Park Imperial.

Tihany has brought his life's travels and experiences as inspiration to The Veneto, while his keen eye for classic design and cosmopolitan glamour will punctuate the building with desirable touches.

Each of The Veneto's condominium residences - which include 46 one-bedroom, 66 two-bedroom, and 25 three-bedroom spaces - will include Classic Brazilian Cherry wood flooring; front-loading Miele washer/dryer units; and nine-foot-high ceilings - which rise to twelve feet in the Penthouse residences.

Superbly outfitted gourmet kitchens will feature Viking dual fuel gas ranges, 315 W Sub Zero wine refrigerators, fully integrated Bosch dishwashers and more. European-inspired master bathrooms, secondary bathrooms and powder rooms will be dressed up with features such as Kohler Tea-for-Two soaking tub with Tihany-designed wall-mounted bath spout, walnut Travertine and rich Arabescato Oro polished marble slab floors, and mosaic glass tiles in warm mahogany hues.

Tihany is the talent behind many of modern hospitality's most celebrated properties. Among the notable examples of his work is Thomas Keller's Per Se restaurant at the Time Warner Center, The Mandarin Oriental lobby and lounge in Hong Kong, and the sensuous Aleph hotel in Rome. Tihany also recently designed Le Cirque, whose highly anticipated reopening is expected May 31, 2006. Not surprisingly, the legendary restaurant is located convenient to The Veneto.

The Veneto will also offer 24-hour concierge and doorman services, private storage and on-premises parking garage. Serene "Giardino" landscaping has been designed by H.M. White Site Architects.

The Veneto is designed by Davis Brody Bond LLP, a venerable, New York-based architecture firm whose honors include the American Institute of Architects Firm Award, the practice's highest mark of distinction. Among Davis Brody Bond's many notable projects are the renovation of the New York Public Library's Rose Reading Room, renowned residential properties such as the Hudson Tower, One East River Place and One Sutton Place North, and the Brooklyn Botanic Gardens.

Brisk sales at two newer Midtown condos

A new 34-story condo tower in Midtown has sold half of its 137 units in the first three months of sales. The Veneto, under construction by the Related Companies at 250 East 53rd Street, offers buyers condos starting at $950,000 and going to more than $5 million. Both penthouses in the Veneto are under contract, Related says. By Tom Acitelli

This Time, Some Stonework, Too

DON’T expect the Veneto, the newest luxury condo from the Related Companies, to look too much like its recent siblings — the Time Warner Center on Columbus Circle, designed by Skidmore Owings & Merrill, or 455 Lafayette Street, near Astor Place, designed by Gwathmey Siegel & Associates.

http://graphics8.nytimes.com/images/2006/08/13/realestate/13posting.190.jpg
GOING UP A rendering of the Veneto, which will have limestone in the lower-floor facades. Apartments are priced at $955,000 to nearly $6 million.

Instead of those steel-and-glass spaceships, both also developed by Related, the Veneto, a condominium rising at 250 East 53rd Street, at the corner of Second Avenue, will incorporate stone surfaces along with steel and glass and will have more traditional interiors that emphasize earth tones and wood surfaces, said David Wine, Related’s vice chairman.

The first eight stories of the building, designed by Davis Brody Bond, will be clad in brick and limestone on the Second Avenue side, and only in limestone along 53rd Street. The facade of the upper floors will also be atypical.

Inside, the Veneto will have 137 apartments on 34 floors. Buyers can choose from 11 different layouts that range from 763-square-foot one-bedrooms to 2,548-square-foot three bedrooms. Half the apartments, priced from $955,000 to $5.95 million, have been sold since the sales office opened in late April. The apartments will not be ready for another year, Mr. Wine said.

All the apartments will have the same touches: Sub-Zero wine refrigerators and Bosch dishwashers in the kitchens and Watermark shower heads and Kohler soaking tubs in the bathrooms.

The apartments in the Veneto will also have a similar color palette, a mix of beiges, burgundies and taupes, echoed in the chestnut kitchen cabinets and the walnut-colored polished Travertine marble bathroom floors. The interiors have been designed by Adam Tihany, perhaps better known for his work in restaurants like Per Se and Jean Georges in New York, and hotels, primarily in Europe.

“We wanted the style to whisper, not to shout,” Mr. Tihany said. “It will feel like the interior of a beautiful luxury car without being streamlined or pushy.”

A similar motif will be repeated in the Veneto’s common areas, including the 1,275-square-foot fitness center, to be managed by Equinox, the gym chain — which Related owns. Tenants will also be given membership in an Equinox gym a block away on East 54th Street.

The building will also feature a 500-square-foot party room, opening to a 700-square-foot terrace, as well as a 300-square-foot children’s playroom.

Mr. Tihany’s design credits also include the interior of the current Le Cirque, which moved this summer to 151 East 58th Street, on the ground floor of 1 Beacon Court, better known as the Bloomberg Building.

The presence of that restaurant, along with a handful of others, has given the East 50’s new cachet, said Marie Bianco, a senior vice president of Prudential Douglas Elliman, who has sold many apartments in that area.

Other new luxury condos in the neighborhood are Three Ten, at 310 East 53rd Street, across from the Veneto, and the Milan, at 300 East 55th Street.

Ms. Bianco said many buyers in the area can walk to their Midtown offices.

“A few years ago, people didn’t even want to consider the neighborhood, because it was too far east, but now it’s very fashionable,” she said. “And Bloomingdale’s is close, which is a big plus.”

Yeah, Turtle Bay really fell off its hinges a while back. Give me a break. The neighborhood has always been desirable, the UN Plaza apts and Beekman Place have always been some of the most coveted addresses in the whole city. And thats even considering that the UN Plaza apts were built during the 70s, when other parts of the city were falling apart.

From http://cityrealty.com/new_developments:

250 West 53rd Street, the "Veneto," half sold 14-AUG-06

Construction has started on The Veneto, a 32-story residential condominium tower at 250 East 53rd Street on the southwest corner at Second Avenue.

Although occupancy is not expected for about a year, about half of the building’s 137 apartments have been sold in the first three months of sales.

The building has been designed by Davis Brody Bond and Adam Tihany has designed the interiors. Mr. Tihany is well known for his designs of such restaurants as Le Cirque and Per Se.

The building, which is being developed by The Related Companies, has an 8-story base clad in limestone and red brick on the avenue and limestone on the side-street.

Apartments range in size from one-bedroom units with about 763 square feet priced initially about $955,000 to three-bedroom apartments with about 2,548 square feet priced initially at more than $5,050,000. There are 11 different layouts. There will be 46 one-bedrooms, 66 two-bedrooms and 25 three-bedrooms. Ceilings are 9 feet high and reach 12 feet in the penthouses.

Apartments will have Sub-Zero refrigerators, Viking gas ranges, and Bosch dishwashers and Kohler soaking tubs. The building will have a fitness center, a “party” room and terrace, and a children’s playroom.

The project has been named “Veneto” and it will rise across the avenue from another new condo tower that has recently been topped out at 310 East 53rd Street.

In contrast to the cool palettes of some nearby new condo projects such as 310 East 53rd Street, this building has a warm palette. “The very name evokes the essence of 50s European glamour and good living,” exclaims the building’s website, cited “the famed Via Veneto,” a street in Rome noted for its restaurants and hotels.

Nope, but I'll place big money on either a Chase Bank, a North Fork Bank, a Duane Reade, or a Commerce Bank. All brands that I personally find underrepresented in this metropolis we call New York.

We're going to do our walk-through in about 2 weeks, and hope to close near the end of the month! It's been a looooong wait.

I wish that horrible office building on 3rd would be razed.

Just did our walk-through today. Everything was quite good! Just a few minor items. Place seemed very well put together.

If that is the Second Ave. side, then why the hell is that blank wall doing on the building's prominent corner?

That's just retarded that they would put a wall there.

Yes, that's indeed the 2nd avenue side. What a gift to the neighborhood.

Is there no end to the incompetency of our local architects?

It seems like the only ones that's worth anything are European or at least from outside this city.

The only thing I do credit this building's developer for is the fact that varied materials were used. While the street-level experience is still totally subpar, The Veneto looks like a million bucks compared to a new all dull dark glass condo/hospital building that is just getting completed on 72nd street and 1st Avenue on the former site of the Hi Life Restaurant (among other lowrise walkups).

Agreed, the wood and lighting strips are nice.
