Thread: new building 464 west 44th street @10th avenue

    Default new building 464 west 44th street @10th avenue

    I went by a construction site there where excavation work is being done. Looks like they plan to put up a 9 story building based on the plans they filed with department of buildings:

    I don't have much more info. For that area, I'd hope more for a taller building but I guess zoning may not allow it.

    It's a big lot ... seemingly about 17,500 ft. sq.

    Addresses: 462 - 466 W. 44th / 604 - 612 10th Ave.

    That same DOB application shows that an amendment has been filed to adjust the metes and bounds.

    Now this site has a frontage of 150' along W. 44th and 100' along 10th Ave. -- with a 100' x 25' leg in the middle.

    Cool - thanks for info - I'm not good at reading the DOB stuff. Anyways, looks uninspired but I'm sure there must be a limit to how tall you can build there which explains that.

    remember this area was downzoned years ago to protect "hell's kitchen"......why they got this special status where other areas continue to be overdeveloped is beyond me.........there is actually room for towers in the West 40s, 50s... But the Commis in the 70s arranged for us to be walled in by towers at 42nd and 57th.

    its actually bad planning......more towers over a larger area would have been better than the WALL at 42nd.

    i hardly think west 42nd could be considered overdeveloped, now or in the future. 8th to 10th is great the way it is - no reason to push midrise (15-20 story) buildings. hells kitchen has a vast expanse of uninterrupted lowrise buildings, i hardly see how anyone could feel walled in. live on the east side in the lex/3rd ave area in any walkup to know what walled in feels like.
