Originally, it said "...up to 19 floors." They are keeping it updated.
I imagine he is deperately seeking tenants.
We were all hoping and crossing our fingers that Macklowe would go belly-up but sadly that does not seem to be the case anymore.![]()

MACKLOWE Properties wasted no time finding a fancy retail tenant for 510 Madison Ave.
Luxury watch emporium Tourneau has signed a lease for a 3,300 square-foot store at the fast-rising tower's East 53rd Street corner, where 25-foot ceilings and floor-to-ceiling windows can provide a glittering showcase for 8,000 timepieces from watchmakers such as Rolex, Cartier and the Tourneau brand.
The new store will replace a smaller one that Tourneau has long had at the same block's south corner.
Macklowe Properties Chairman and CEO Billy Macklowe said 510 Madison Ave. will top off Thursday and be ready for move-in by year's end.
So far, the 350,000 square-foot project has signed only one office tenant, investment firm Jay Goldman & Co., which took an entire floor.
But Macklowe shrugged off concerns about the slowing economy, noting, "I think all markets cycle. We're still in the Plaza District, the premier business district in Manhattan."
He added that 510 Madison's intimate floor plates, and lavish amenities including private dining, health club, pool and advanced environmental features make it ideal for the high-end tenants he's seeking.
Meanwhile, pedestrians have been taken with the remarkable effect created by 510 Madison's shimmering glass curtain wall.
Reflecting its surroundings like a mirror, it seems to duplicate the brick façades of buildings on the other side of the avenue, softening what might have been a harsh intrusion of 21st Century materials amid prewar environs.
Asked whether that was by design, Macklowe chuckled, "It's hard to say what the intent was, but, yes, it [the glass curtain wall] reads as our neighbors."
He said the asking rent on the Tourneau space was $600 per square foot. Macklowe was repped in-house by Jason Grebin and Andrew Lazarus. Robert K. Futterman repped the tenant.
It really will be a luxurious property. It would be lovely to have an office there. Goto the spa or swim a few laps at lunch, or enjoy a peaceful hour on the terrace. How fabulous!![]()

510 Madison Ave. gets stop-work order
Macklowe Properties' 510 Madison Avenue has gotten a partial stop-work order from the Department of Buildings, which halted work on parts of six floors. The 30-story tower will house a Tourneau watch store. The DOB said inspectors found a scaffold without a permit, "failure to safeguard all persons and property" and "failure to provide adequate protection between personnel hoist and curtain wall." A construction worker was hospitalized last week when an unidentified object from the site.

This prime site deserved a much better building. Other than an extremely small lease, Macklowe has not signed any tenants according to his website. That's great news. He's getting what he deserved.
Macklowe develops with the presumption that potential tenants will rent out cheaply made stuff just to be in a prime location. So in a tenant's market, the Macklowes' of NYC will likely take big hits.
Apparently, he was looking for $150-175 s/f before the markets crashed. No one will rent space in a lame building at that rate -- prime location or not.

MIDTOWN—Macklowe Properties' 510 Madison Avenue, the speculative office tower with the 20-yard swimming pool that was one of Harry Macklowe's last big gambles before the company's debt blew up in his face and his son took the reins, suffered what looks to be a pretty serious fire last night. A Curbed tipster sends in the above photo from the construction site at Madison and 53rd Street, adding, "First 4 floors completely roasted." A scan of the news this morning doesn't turn up much info, though Gothamist's news map does have an entry for a three-alarm fire at the address at 1:36 a.m. [CurbedWire Inbox]

I work right next to this building and the damage is pretty insane. People stop in the middle of the street to stare at it. Ironically, this will be the first and last time people will bother to even give a second glance at this boring box.
