    Well, drugstores are unglamorous; restaurants are fire-hazards; nothing wrong with banks though

    I wouldn't mind Citi or another major brokerage downstairs. It usually implies enhanced security if nothing else

    I don't think it's likely that there will be another bank. However, it's not unusual that you see 2 banks on the same block in the densely populated areas of Manhattan.

    I just said that I wouldn't mind....not saying it would happen. Anything would be better than a restaurant. (Can you imagine the exhaust going into the air we breath?..come-on!)

    I'm under the impression that Gold's Gym is taking the big space on the corner and opening up a new location. Does anyone have any issues with the way their countertops were installed on the kitchen islands?

    Not only affordability, I suspect there may be an image issue as well.

    I seriously doubt that GM management would accept Gold as a tenant.

    Cannot be true. I thought about this and Elad would face a lawsuit from the GM tenants if they put a Gold's gym in the front windows of the building. While Elad did reserve the right to place commercial tenants in that space, they also made many representions to all incomng tenants about that the building that this would go against.

    What they tell you and what is in writing are two very different things.

    Undoubtedly Gold's Gym would pass the test of a certain level of commercial operation. Unless there is wording specifically stating that a gym is not allowed in the building there may be no recourse if Gold's were to go in.

    However, you might check the zoning text, as a gym (a place of "physical culture" in zoning parlance) might not be allowed under NYC Zoning Resolution.

    ^^ If I know Elad, they could care less about what you or your tenant group wants. They will tell you to refer it to their lawyers and my guess is they will rent it to anyone who will pay and take it off their hands. What is so bad about Golds Gym anyway? Would Equinox like the one at the base of Barbizon on 63rd make you all that much happier? Different kind of muscles?

    I thought I remembered reading in the condo documents that the commercial spaces are under completely separate ownership and that the condo has virtually no say over use, and there are very few rules about signage, etc.
