    Great Wall at the 27 Grand Hotel Begins to Grow

    CURBED

    Rebar and concrete forms rising in front of 27 Grand.

    Grand Street down in Soho, where a new hotel from Brack Capital is
    starting to rise, is having a rough time of it lately. The dark times started
    a while back when the Moondance Diner was ripped from its foundation
    and sent out west. More recently there was that rat invasion with
    a singularly lovable rodent hovering above Grand at Wooster. Then
    the Department of Transportation transformed the roadway by adding
    a big bike lane on one side and pushing all the parked cars into the middle
    of the street. Last week brought the arrival of some fellows who had the
    apparent misfortune of being employed by BCRE, the developer of the
    hotel. Now, the construction crew is erecting the big concrete wall
    planned to encircle the site, creating a super secure zone around the
    18-story 255-foot hotel-bar-garden, better known as the Fortress of Plazatude.
    At this point we're not sure if the wall is meant to keep the money in or the riff raff out.


    The wall isn't all that big when compared to the hotel.


    Finished sections of concrete wall on the interior of the site.


    The hotel site is now a maze of steel supports and colorful concrete forms.


    A concrete pumping arm doing an inside job.


    The wall rises where the hotel meets its neighbor at Grand and Thompson.


    The wall and rebar rising.


    More wall going up on the Thompson Street side of the site.


    The neighbor on Thompson gets some added security and extra support.


    Yards of rebar will hold up the hotel tower.

    The concrete piers which will support the hotel here have reached ~ 50' and continue to grow ...

    Was the one-story building/garage north of the Moondance razed as well?

    It appears that it was.

    That's listed under 80 Sixth Avenue. The site actually covers 23 - 31 Grand / 80 - 88 Sixth / 11 - 17 Grand. It seems that there were previously 4 separate lots, now combined, for this project and some of those lots are thereby defunct in regard to the DOB filing system.

    Here's the LIST of New Building Applications for that address, but none seem to show the particulars of this building.

    However there is a separate set of New Building Applications listed under 31 Grand Street. The separate listings seem to be somewhat odd at this late date, but such are the mysteries of NYC DOB .

    This NB Application / Permit (last action 1.26.09) shows the particulars:

    Architect: Perkins Eastman
    Height: 255'
    Stories: 18

    Indirect word out of BCRE is that they will soon "pour the biggest" load of concrete (involving "hundreds" of trucks) to create the transfer beam / platform for the hotel (it will rise to a max height of 255' and sit atop the stilts which have so far been erected here; those supports are now partially enclosed within that metal scaffolding seen above). The concrete platform will be poured within the red forms seen in the pic.

    Maybe not at the time the development was planned, but that's out the window.

    At this point in NYC history graffiti tends to appear more quickly (and remain for far longer) on properties that are not so well maintained or unoccupied. Only time will tell if this now off-the-beaten-path corner becomes an active and lively spot or not. Just this month DOB DISAPPROVED the new hotel's application for a Public Assemby Permit, something needed for the bar / social activity that the hotel wants, but which some locals -- surprise, surprise -- are opposing. (Same gang is also ranting about new bike lanes / traffic changes along Grand Street here.)

    The extrerior of the wall (based on sections now partially finished and visible) has a "ribbed" surface -- so graffiti will be harder to remove but possibly the after-effects less visible. The idea seems to be that the wall (which encloses a garden) will be somewhat covered by foliage cascading down from the top (for the non-winter parts of the year, anyway). That would create an effect similar to the wall which encloses the Bowery Bar at East 4th / The Bowery (formerly a Gulf gas station). Good idea -- but will it hold up?

    Until the big recently-cleared lot across Sixth (417 Canal) is developed this stretch will be somewhat of a no-man's land, expecially at night.

    Some bright spots for the area: CaVaLa Park construction --katty corner across Canal -- is pressing ahead. Infrastructure is now complete (water feature pumps, tanks, etc.) This week they started to install large granite curbs which will encircle the park. Completion is set for June 2009.

    And Enrique Norten's One York has recently completed reconstuction of the sidewalks all around so that corner is looking much better. The retail at One York remains empty. And sales of the condos above remain somewhat troubled.

    What is going on with that lot?

    That street wall on the hotel design is really deadening and hostile towards any street life. The area is bad enough with that massive empty lot across the street at 417, and the small empty lot across Grand St. to the south.
