    Actually it doesn't seem random. It seems to go 5 floors 4 floors 5 floors 4 floors etc.

    PAUL DAVIES, the British interior designer and developer of luxury homes, has signed a contract to buy three upper floors in the glass tower on East 22nd Street known as One Madison Park. Mr. Davies’s $31 million transaction may set a record for a downtown Manhattan condominium.

He said that the sale price was about $3 million below the asking price and that Mr. Davies was planning to finish the space in the dark woods — walnut and mahogany — that he uses in many of his London properties.

    Mr. Davies is perhaps best known on this side of the Atlantic as the developer who nearly doubled his money when he sold a 10-bedroom London house to Madonna last June for about $12 million, even before he had a chance to renovate it.

    Wendy Maitland, a broker at Brown Harris Stevens, is marketing One Madison Park with her colleague, Wilbur Gonzalez. Although the steel beams of One Madison Park are now only about 18 stories high, Ms. Maitland said that the building is already 95 percent sold at an average price of about $2,500 a square foot.

    The tower will eventually rise 60 stories, or 615 feet above Madison Square Park, just below the top of the iconic MetLife clock tower facing the park. It is expected to open late next year.

    Ms. Maitland said the sale price was a record for a single condominium in Manhattan below 59th Street.

    But Mr. Davies immediately listed his purchase in his “portfolio” on his Web site, mentioning a “selection of full-floor luxury sub-penthouse apartments with spectacular 360 degree views of the New York skyline.” In that case it would no longer be a single apartment, and would not set a record.

    Ms. Maitland said Mr. Davies planned to live in at least two floors of the three full-floor apartments and was undecided about whether to develop the third apartment as a separate unit, or incorporate it into his living space. The three floors add up to nearly 10,000 square feet.

    In any event, the actual penthouse at One Madison Park, which has 8,200 square feet plus outdoor space, has an asking price of $45 million, which, if sold, would clearly set a record.

    The tree-up-top has evolved mainly into an ironworker tradition.

    Since 1 Mad Park is made of concrete we may not see a tree up there ...
