    It seems that these wangs plan to demolish the beautiful brick building at 105 and replace it with a one-story retail unit.

    Yea, thank our zoning laws. They're only demolishing the building to capture the SF. Why not an innovative solution, like hollow the old building out, reinforce it, and create a single level, quadruple height retail space. The old building would remain and they'd still be able to transfer the same SF to the tower site. Yea, of course demolition is much cheaper.

    Also, if our variance system wasn't so time consuming and expensive, I'm sure the community board and eventually the BSA would allow the extra SF on the tower lot without having to demolish the old building. The developers would probably be asked to place some community facility inside the old building, but wouldn't this result in a better city? Too bad zoning is treated so absolute, like the resolution was handed down from God himself.

    Hopefully we at least get a good design and they try to make it taller than the W.

    I thought this was just a staging area for contractors given the WTC wrap around the fence.

    It definitely is. I'm not sure this is all being accurately written about. 111 Greenwich is around the corner and has since been cleared of wtc staging. It's possible that's really the development site, or that they're moving the staging. As it stands, it's pretty entrenched here.

    I think there's an article earlier in the thread on how the site is being rented to PA for staging. Don't remember what the terms are.
    This area will be one dense concentration of hotels and towers. In addition to the recently opened W Hotel and WTC Hotel:

    No, it's still just a large staging area for the WTC. The Plaza behind 123 Washington has been slow to pop too. There are usually a few guys just tooling around back there, but they don't seem in any rush to finish it.
