    Distinctive "Green" Glass Tower To Rise By Bryant Park

    In recent years there have been a few new developments taking shape around Bryant Park in Midtown Manhattan. And now another one is in store for the park’s southwest corner, an ultra-modern boutique office building called 7 Bryant Park.

    “7 Bryant Park will be a 28-story building, 470,000-square-feet. It’s really aimed at boutique-scale users. Those users will take advantage of a new building right in the heart of Midtown in the transportation triangle,” says Tommy Craig, senior managing director at Hines Development.

    Located on the corner of 40th Street and Sixth Avenue, this steel and glass tower will offer tenants direct views of the park, the public library and other city landmarks.

    The tower is being developed by Hines Development and its mission is to create a building that can offer small and modest-sized companies big business infrastructure.

    “We have column-free trading floors with a 65-foot span. We have high-density occupancy. We have ultimately high-density electrical and cooling loads and we really planned spaces in the core, in the equipment rooms,” Craig says.

    The building will also incorporate the latest in environmentally friendly technology.

    The base level will offer a small retail component but it has not been determined what kind of tenant will occupy that space.

    The building’s unique hourglass look, designed by Pei Cobb Freed & Partners, was inspired by Bryant Park and the area around it.

    “This building is designed for its place. It’s very distinctive. It’s a glass and steel building with a very distinctive element in the corner, two cones, one pointing up and one pointing down. That’s what you’ll remember. That’s what makes this building special in the city. Those conical incisions face Bryant Park and celebrate that location on Bryant Park,” says Henry Cob, partner at Pei Cobb & Partners.

    The project just received the financing, which means construction will begin later this year. It should take about two years, so tenants should be able to move in by the end of 2014.

    Great news! Unlike the schmucks at BP, Hines tries to give its towers some style. I can't believe that Kaye Scholer committed to BP's POS on 55th Street. BP and Zuckerman's other companies must be huge clients of the firm. Kaye Scholer will be going from the premier area of Midtown to a rank sewer on 55th and 8th.

    Site and article...maybe have been posted before.

    I would suggest also the thread title be changed to "1045 Sixth Ave AKA 7 Bryant Park by Pei Cobb Freed & Partners".

    Those website renderings are the best. Nice looking building too! Whenever the architectural design rises above utilitarian
    Building Standard - it is something lovely to behold. Doesn't happen often enough - especially in McSam Manhattan.

    I think it's awesome. The terrace overlooking the park will be a cool place to visit though it's a shame it's so small (74 person occupancy!)...

    Yeah, I walked by a few weeks ago and noticed. The Bush tower addition is like 6 stories in the air already too, isn't it? This whole getting dark early thing is always such a bummer.
