Nice find. A bit ambivalent towards the design. For the most part Downtown has avoided putting up these slick condos for more timeless designs. Perhaps this is the kind of glossiness Downtown needs to compete with Midtown...I guess.
Don't like the balconies and I wonder what the west elevation looks like.

My initial reaction is to throw up and toss myself in front of a train. Barring that, I'll say through a clenched jaw that it is hideous.
My god. The extremely low bar set by 485 8th Avenue has not been exceeded by Leyva.

Well that 2nd floor balcony is also a canopy for the entrance. The occupants will only have views of the Four Seasons across the street, so the balconies are pointless. They will probably be just used for storage...telescopes, binoculars...
If they purchased the development rights from the small building(s) to the west there could be windows on that side.
Either way something very large will be built on the corner of Park Place and Church. It's zoned C6-4 (higher than the Four Season's across the street) and occupied by 4 story buildings, most of which are beautiful with the exception of the one on the corner that fronts Church. Perfect place for a very tall slender tower.
I hope that the "developer" acquires the little, grey building to the east. It's not that nice, and as I recall, it's largely empty. If they could build directly adjacent to the larger building, we could avoid a "785 8th"-type blank wall.
It also would be nice if these schmucks bought the brownstone to the west and restored it. Of course, I realize that won't happen.
Yikes! Another skinny monstrosity. Those balconies are ridiculous - tongues defiantly and unashamedly poked out at us. Shame!
Don't see how the west wall won't be blank. Where will the stairwells and elevator shafts go?
