    I heard they plan to renovate their main building also. I'm also guessing they must have some locked up development rights on the lot. Perhaps one day they'll team up with a developer and build a mixed-use tower on the rear part of the lot -a Beekman Tower twin would be nice.

    Despite all of its drawbacks and destruction of classic buildings, at least it's gonna fill in a gap in Broadway's streetwall, creating a more cohesive appearance for the neighborhood. Also, thankfully, due to the surrounding density this thing will be blocked from many vantage points. At least so far the street wall alignment looks great.

    It looks better now than it will in the future. At least now you can imagine a nice building here. Soon we'll be stuck with the reality of the banal pile that Pace is giving us.

    I really don't think it will be so bad. The base is respectable enough. Neither John nor Broadway are wide enough to soak in the views of this tower, and frankly, it will have zero impact on the skyline at this location.

    This is going up lickety split. That said, there's a HUGE cut on the John St side. I wonder if it will get anything, or if it's really just a curb cut for a lobby or something. That might be sad across the street from a renovated Corbin Building. I thought I had photos, but apparently not. I'll grab some tomorrow morning. Spoiler: 6 stories+.

    If the glass down low is good here and offers reflections to passersby of the Corbin, new MTA entry & 195 Broadway then it could have some visual value. Otherwise ...

    As long as it's better than 40 Gold, we're set. In this spot the number of angles at which you'll actually be able to see it are nearly nil. In fact, thank god 40 Gold is well hidden.

    I think that 40 Gold is acceptable, and the ground floor restaurants look fine.

    Facade materiality will determine whether this building is acceptably mediocre or fully atrocious.
