    Thumbs up Harrison: Highest Density of Building Permits in Entire State of NJ

    In 2017, Harrison was #2 overall for total building permits issued (only beaten by Jersey City), but #1 for density when factoring in land area:

    New rendering of the Harrison PATH station released by Mayor Fife's re-election campaign Facebook page. Claims that it should be opened by October 2018. Does this new model look strange to anyone? Was the project downsized?

    Section08, I heard from a reliable source that the Harrison Path Station Project was downsized somewhat because land acquisition costs for the project were more than the Port Authority expected, and the PA wanted to stay on budget. I think that the downsized project is still an excellent one.

    Default Starbucks Coming to Kearny

    The Town of Kearny has given approval for the building of a Starbucks at 143 Passaic Avenue. Also, a 19,000 square foot retail development has been approved for 178 Passaic Avenue. A 100 Unit apartment building has also been approved for Schuyler Avenue.
    With all of the traffic on Passaic Avenue, I would expect the Starbucks to do a good business.

    Default Bricks

    Brick work has started at the One Harrison Avenue Constriction Site. It seems that the developer is going with using three different colored bricks to make the building interesting. I saw red bricks, yellow bricks and black/gray bricks being used in a relatively small section of the building fronting Harrison Avenue.

    At the Forge Loft, an orange shade brick is being used. The first building was done with red bricks.

    Thanks for the news, dennis200dz! That Starbucks site will be adjacent to the new Vermella West apartments, right?

    I wonder if the Lowes proposal for the site just south of Shoprite might come back to life. There is clearly a market for materials for renovations building up very quickly as the area gentrifies.

    Part of the 19,000sq foot retail is supposed to be an Ulta store attached to, and just to the North of, Marshalls.

    The Starbucks is supposed to go in the small parking lot to the south of the southern LA fitness entrance.

    This is really fantastic news. And I bet this will only accelerate as the buildings currently U/C in the area move to completion (the five large buildings under construction in Harrison and western Kearny alone should bring over 2,500 new residents to a fairly small geographic area over the next 18 months).

    I think we're now entering a very positive cycle where residential density is attracting quality retailers, and the presence of quality retailers is helping to attract new residents. I have a feeling that we're going to see another round of ground breakings in each district in Harrison (and Kearny) very soon after each of the buildings currently U/C are completed, in part because of this.

    Thanks for the info dennis200dz... what a bummer. I had a suspicion this would get value-engineered to death but I didn't imagine we'd lose 2 out of 4 new head houses. But I guess it's better than nothing.

    Here's a nighttime preview. This just screams "We (Harrison) are here!"

    Although the design shown here has some good elements to it (window size & configuration, fašade color & material, etc. all differ from neighboring buildings, adding some variety to the area), it also is a bit theme park -ish in appearance and many residents feel that it's too out-of-character for a residential neighborhood.

    Another major issue with the project is the very large exposed garage on First Street, which creates two issues: 1. a garage entrance/exit shouldn't be built on a boulevard/major thoroughfare where it is very highly visible (First Street is eventually supposed to stretch all the way through the PSEG site to the Jackson Street Bridge area, merging into Cape May Street); and 2. the garage should be concealed within the building or integrated with it (looking to the Riverbend buildings as examples of good urban architecture, some of them have exposed garages but they are covered with brick so that they visually blend in with the residential structures). The garage should be moved to Bergen Street (side street) and integrated using the black/charcoal fašade color.

    It looks like this will be the next project that Fields CM rolls into in Harrison after Urby 2 wraps up, so I think we're looking at a Fall start for construction. It also looks like they'll be building it in two phases (like they did with Urby), so we're probably looking at a 2.5 year buildout.
