    Vollmer Associates is leading a team that is providing programming, architectural design and construction administration for a 500,000 square feet mixed-use building comprising six levels of new Internet server space above three levels for a package distribution tenant. Selected by Rockrose Development Corporation in 1999, Vollmer Associates undertook conceptual design studies for a variety of tenant types including film and TV production companies, automobile service support spaces, telecommunication companies and two specific overnight package delivery services, Airborne and FedEx. After the completion of detailed pricing sets for various tenants, a generic telecommunication tenant type along with FedEx as a base tenant were selected.
    Working with telecommunications advisory consultants and a design team of mechanical, electrical, plumbing, fire protection, utility and vertical transportation engineers and cost estimators; FedEx architects and engineers; marketing consultants; and the developer, Vollmer is designing a base building. The ground floor provides space for the off- and on-loading of Newark Airport-bound large trucks and the distribution of their packages via conveyors to 140 van locations on the cellar and second levels, as well as FedEx support spaces.

    The cellar also provides a 140,000 gallon fuel tank farm supplying 23 roof top generators and 22 transformers and network protectors, all required for the n + 1 redundancy needs of the 150 watts/square foot of telecom space for data handling as well as 30 watts/square foot for cooling of the racked servers and allied computer equipment.

    The upper eight floors for the Internet and Web page support facilities have office space facing the Hudson River. The large floors of server racks are fed by telecommunication network service providers and power supply at both their eastern and western ends. Each telecom tenant floor has reinforced column bays for the additional floor loadings of uninterruptible power supply batteries. CRAC cooling units are located beneath a three-foot raised floor, providing flexibility for conduit runs and ductwork. Water-cooled units are fed by 9 roof-top three-cell cooling towers.

    The design and construction of this building are being completed on an accelerated schedule with construction completion scheduled for December 2002.

    Unfortunately maybe not that but rather a hotel from Arquitectonica ...

    Top and middle: Developer Rockrose asked Dutch architecture
    firm MVRDV to design affordable housing to be planted on top of
    FedEx’s facility. In their conceptual plan, the housing component
    floats above a landscaped park that buffers the noise and air
    pollution of the manufacturing district below.

    And it looks like Arquitectonica has turned the west facade of the proposed hotel into an advertising space, rather than using the opportunity of that one exposure that where open views will remain into the future ...
