The proportions of all the elements are great!

From what I gather.....the new and/or restored building at 88 Laight street
is surrounded by the Riverlofts project that uses two lots at opposite corners of the block but is connected by
a one story "hallway" in the middle of the blockNY ARTchitecture.....the greatest.

Zippy posted pictures that show the Glass Condos building in relation to the River Lofts HERE (but the link there to the Elliman listing is dead).
In those pics you can see how skinny the building is.

The Glass Condo at 88 Laight looks close to being complete ...
But it is an odd one ...
The Entry to the building is up a flight of steps -- but not your normal Tribeca industrial loading dock type step-up, more in the vein of a Miami-y thang -- or via the fugly handicap-accessible wee elevator that greets you at the sidewalk ...
There is an open Patio of sorts -- aka "Outside Plaza" per the Floor Plan [ see attached ] -- at the top of the stairs with the Residential Lobby off to the right and what appears to be a space for a future Restaurant in the left 2/3 of the main floor -- seemingly with additonal space down below, which might expalin the very odd glass structure at the edge of the Patio: Skylight? Fishtank??
Next door at 78 Laight excavation is taking place at the site of the former parking lot.

The Basile Builders website has images of 78 Laight (aka 414 Washington St.) ...

What's up with that?: Much confusion over at the Glass Condominiums at 88 Laight Street in Tribeca, the weirdo solar-powered eight-unit building that has huge floor-thru lofts with 17-foot ceilings. Why the big drop? A tipster writes: "For some reason the developer of this Tribeca development at 88 Laight Street has drastically dropped the asking price on the units and is trying to sell them as is without baths or kitchen. A couple of the units are in contract but the asking prices the rest of the building are down about $400,000 each from a few months ago." The above is just one listing found on Corcoran, and StreetEasy showed the big drop five weeks ago. Anyone got any info?

Just a wild wild guess, so correct me if I'm wrong, but maybe selling the units without baths or kitchen = no deliverable C of O = cash sales only? In other words, I can't imagine a bank writing a mortgage on a unit without a kitchen, so the target buyer becomes an all-cash buyer, who gets a lower price, and the developer gets a faster close??

This project at 88 Laight sounds like a nightmare from many angles ...
Most likely no proper C/O -- so get ready to fork over LOTs of $$ to architects / lawyers to get that in order ...
The new building rising to the east will mean that the very large balconies will be abutted on both sides by buildings, as this building is set back from the street (incidentally, wonder how much of the square footage claimed for each of these units is outdoor space on those balconies??) ...
All that south-facing glass will mean you're blinded by the light -- and what view do you see? The dull Citigroup buildings a couple of blocks to the south ...
They've knocked off a hefty amount of the price, but you'll have to install / pay for your own kitchens / baths. I guess if you can fork over $2M + in cash then another couple $100K in cash for those intallations won't be a problem ...
Seems if you've got $3M to spend there are better ways to go -- unless you're trying to do move some money round-about ...
Can anyone tell me if these River Lofts are finished and occupancy is available?

Google search shows a number of units sold, but here is one possible listing @ $5.5 M ...

I was wondering why so much scaffolding was going up on a building less than 8 years old. I remember they were doing something on the exterior a few years ago.
It looks like there may have been a problem that was bigger than expected, and not easily fixed. Couldn't find any news items, but there's a load of DOB job filings.
Nothing like new luxury construction.
Those DOB permits list a litany of problems.
Word of the day: WYTHE
As in: "Reconstruction of the inner wythe of masonry at the parapet" (along with reconstruction of other wythes here and there)
