First Soho Residential Construction in Two Decades Begins
    By Barbara Jarvie
    Globest.com

NEW YORK CITY-Soho 25, a luxury loft condominium building, is the first new-construction residential building to rise in Soho in over two decades. Located at 25 West Houston Street and occupying the full block between Mercer and Greene streets, the $35-million, nine-story property will be taller than its neighbors.
Developer Metropolitan Housing Partners LLC says Soho 25 will offer 32 loft residences that will range in size from 832 sf. to over 1,500 sf with three-bedroom duplex penthouses as large as 3,200 sf. Another penthouse will be over 1,600 sf with two bedrooms, two-and-a-half baths and over 13-foot ceilings. Another loft will be over 1,900 sf with two bedrooms, two-and-a-half baths, 400 sf of terrace and clerestory windows. The loft homes are priced from approximately $600,000 to $4.5 million. There will also be a 3,000 sf landscaped rooftop retreat with a reflecting pool and outdoor shower, a fully-attended lobby and individual storage bins. It is also expected to feature 8,000 sf of retail space on the first and cellar levels.

"We started Metropolitan Housing Partners so we could create the kind of homes that we ourselves would dream about living in," says Christopher H. Martorella, MHP president. "We wanted to do something exciting and unique for Soho."

Beyer Blinder Belle designed the façade to make it compatible with its historic surroundings. The block-long, brick- and granite-clad building with over-sized windows will appear to be two independent and historically contextual structures that have been joined mid-block. To marry the building to the downtown tradition of constructing rooftop aeries on top of existing structures, the three penthouses create the illusion of being additions to the brick structure. The project architect is H. Thomas O'Hara, the interior-design architect is Cetra/Ruddy Architects and the structural engineer is DeSimone Consulting Engineers LLC.

"Soho 25 is the first of its kind in over two decades," adds Jane Gladstein, a principal of MHP. "It offers views, services and style not available in conversions of older buildings.”

Residences will feature ceilings of more than 10 feet and maple-strip flooring. Open loft kitchens will feature appliances including Subzero refrigerators, Miele dishwashers, Viking ranges, wine refrigerators and garbage disposals. All homes will have their own washers and dryers. Master baths will boast spa-like environments.

The Marketing Directors Inc. is the marketing and exclusive sales agent; the presentation center will open this month. Martorella tells GlobeSt.com that interest in the property has been high. "We have a variety of price points and rates are getting better to carry the costs."

Metropolitan Housing Partners LLC is an urban housing company specializing in the development of multifamily condominium and rental properties in downtown neighborhoods. MHP’s geographic focus includes the metropolitan areas of New York, Philadelphia, Boston and Washington, DC. With a variety of institutional partners, MHP is currently developing more than 750 residential units in projects valued at more than $400 million.

It's underway now, they have dug down and are starting the foundations. The renderings don't do much for me, but don't get me wrong, anything will be a vast improvement over the surface parking and windowless building sides that line the south side of Houston St. in this area. The lots are so narrow though, I'd like to see the floorplans.

A textbook example of the dishonesty of contextualism and they're proud of it.

You're right, it will look so fake next to its splendid neighbors (like the Puck Building).

Yes. A reminder of what we missed at the WTC site.

Soho 25 construction clears the street level:

Along with this building and 160 Wooster next door, a third construction zone across the street is reshaping this busy intersection of Broadway and Houston Street.

A close up of the rendering onsite.

That'll be nice, at least. *Well, it's nice to see all the empty lots being developed. *It's such a prime area. *Are all of them developed or planned now? *What about the gas stations?

Not that I know of, but you're right, being in such a prime area it's only a matter of time before all these vacant lots become developed.....finally.

Still amazes me that there are still as many empty lots in NYC as there are. *Empty lots and surface parking is unacceptable anywhere in NYC, especially in Manhattan. *

The last project looks almost contemporary. What a relief.
