    The northwest corner of 46th Street and Eighth Avenue was just sold to TriBeach Holdings in three deals over two years totaling $80 million.

    The Scheiner family originally owned the buildings together with the Bernard Rose Trust. About two years ago, the Trust sold its 20 percent interest to TriBeach for $15 million and that firm has now bought the additional 80 percent from the Scheiners for $61.5 million.

    The properties include 733-39, 741-43 and 763 Eighth Ave. and 303-05 and 307-11 W. 46th St. Another 14,700 feet in air rights above 765 Eighth Ave. were just purchased for $3.5 million or $250 per foot from another seller.

    TriBeach intends to construct a hotel with ground-floor retail that may also include condos on top.

    Wait a second....

    Based upon my review on Propertyshark, this is the Disney HQ site. I guess this city could not make a deal with them.

    You bet it will ...

    The pic below was taken from the parking lot at 303 - 305 W. 46th. The back of the low-rise building at center is 301 W. 46th / 733 - 739 8th Avenue (NW corner 8th Avenue / W. 46th).

    The only building on that block front across from the Platinum that won't come down is the one on the north end of the block at 765 8th (which sold the air rights and which will allow this new one to go bigger).

    Correction:

    765 8th Avenue (which sold air rights) is just south of the northernmost building on the 8th Avenue blockfront.

    The corner building is 767 8th Avenue / 300 - 302 W. 47th (the 6-story Econo-Lodge Times Square).

    According to documents at NYC Department of Finance ("Memorandum of Ground Lease", 9.11.07) the parking lot at 303 - 305 W. 46th (Block / Lot: 1037 / 28) is also part of this development parcel as a "50% tenant-in-common interest" and covers a 48 year gound lease.

    I liked that building when it was first proposed. Hopefully it will remain similar or better.
