    That was before my 'Brooklyn' time, although I remember when they were still working on the building at Flatbush and Hansen.

    RFP issued by the MTA for Fulton Air Rights:

    #15 Fulton Street Transit Center air rights

    MTA‐owned, acquired through condemnation

    34,556 SF lot zoned C5‐5 (15 FAR, of which 121,257 ZSF will be used by completed buildings; 397,083 ZSF of unused development rights)

    Physical overbuild not feasible, but development rights can be transferred to adjacent lots

    Disposition would require FTA approval

    City landmark designation would be required to transfer development rights across street

    Where can these air rights go? There are plenty of decent condemnations nearby that can use a good 400k of square footage for a new tower.

    The crappy buildings across the street housing payless shoes and easyspirit could easy become a 400k square foot residential or hotel. There will be more downtown demand as soon as the WTC towers open up and a lot more business moves south.

    Keeping it on the same block will require the demo of a few nice buildings to use all those air rights. Getting it across the street could get the terrible payless stuff gone, or the awful pink building across the street. Alternately, Pace could buy the air rights and build a 60 story dorm on top of their 30 story dorm. Heh.
