    Tower,

    I don't see any mention of the Edison lots in the minutes where did you see/read about that, specifically them trying to still get the planning board approval for their illegal demo.

    They want to add landscaping to those two lots so they comply with the new Zoning code passed last year. This would allow them to operate those lots perpetually even though they never had permission to demolish the buildings or pave the lots in the first place, of which the Central Avenue lot is constantly in use.

    Newark is doing a second Valentine's Day lot sale, except now they are building the houses themselves through the Newark Community Economic Development Corporation and then selling the houses to people with financial assistance of $5000 and assistance in getting mortgages. It looks like there are 100 lots, and 10 have been sold already. The houses will start at $180,000 to $250,000 and are one- or two-family (owners unit and a rental unit). Since the previous lot sale of just selling the lots to 100 people and requiring that they build has so far only resulted in one house breaking ground, the city has changed its approach by building the houses that are sold. I think its a great idea, although some people might whine about the "city as developer" model. The city can leverage its resources to build the houses, and it ensures that if the lot is sold to a buyer, they have the economic resources to afford the house barring sudden changes, and the house is built almost immediately using plans prepared in advance. They are practically "shovel ready."

    I actually think this is a better idea AS LOCAL KICKSTARTERS ONLY!!! A few key vacant lots are filled in and it shows others that they are investing in that neighborhood, so they might decide to build there as well, on a non-city-controlled lot. That is the goal. Also, filling in an empty, and generally trash filled and overgrown, urban lot improves the immediate surroundings.

    A restaurant called "Munchies" is opening soon on corner of Sussex Ave and Norfolk st (Clifton Ave north of I280).
    Looks like a burger & a ethnic restaurant Spanish or Mexican? It's located on that new 5 story building.

    Interior demolition continues slowly at the Shaq Tower, but there hasn't been much exterior signs of that other than 3 or 4 contractor pickup trucks at a time to do the work. That should pickup soon as they remove the back of the building. The 20-something story tower will rise behind the old building, halfway embedded into it.

    NJPAC has not made any signs of movement. The previously mentioned damage from the car running into the corner has been boarded up, and the police substation remains 100% active, despite many rumors of moving it to a different location. That is the last thing to remove.

    The Hahne's building extension has begun adding a 9th floor, and I think it will go to the full approved 12 story height. It is listed as "6-12 stories."
    Also, the signage is up for Qdoba Mexican Grill on the adjacent corner of Prudential. Interior work there is getting closer to completion.

    Photos will be posted tomorrow or Wednesday after a larger photo tour.

    While looking through RBH's site for hints of future projects, I found something really interesting.
    The image above shows the more likely scenario than the image at the bottom. The difference is one block, and both are looking north on Halsey Street. It is the only way to see the IDT building in the distance (currently occupied by Audible.com) and the red building, which is the Newark Public Schools office, formerly a huge department store. Both images show the exact same building with Esprit as a retail tenant. The closest ones are in Manhattan and in suburban malls. Not even Jersey City has been able to draw that designer label in. However, it would not be the first time RBH has exaggerated the tenants in renderings.

    The difference between the two renderings is the placement of the building. The lower one suggests the building is on Market Street, replacing the building with Pretty Girl and GAP Outlet as retailers. Those are large 6 story buildings which I highly doubt RBH would demolish them unless absolutely necessary. Wider buildings tend to be easier to reuse than narrower ones. The upper rendering suggests that the building is a block further, on Halsey Street between Branford Place and Market Street. That site is occupied by a series of two story buildings containing Dr. Jays facing Market Street and a suit shop and hat shop facing Halsey Street. The taller mass of the building replaces at least part of a building on Branford Place that has the Rent-A-Center, although it is further down. The two glass placeholders would be on Market Street. This would be the better location for the rendered 9 story building as it would fill that critical and very noticeable gap between Market Street and Teacher's Village. RBH already owns the sites. A third rendering seems to confirm the facade and serves as a header on the RBH homepage.

    ^ Great shots Tower. Hahnes is really looking impressive and will be another gap filled along Broad Street.

    That might be a dated rendering and I doubt that Esprit will be a retailer in that building if/when it is constructed. There's a good reason they are not in Jersey City or anywhere else for that matter anymore. Esprit has closed all of its North American stores.

    It may very well be a designer retailer but it won't be them.

    The renderings showed up recently. I recheck RBH's website periodically to see what they are up to as they update projects there long before any press releases. It was many months between Maker's Village/Aerofarms renderings and the press releases.
