That's awesome! Even if Amazon doesn't end up moving to Newark, it will definitely raise the city's profile in the corporate world that it was even considered. Wish JCs proposal had gotten selected but I agree with Mayor Fulop, time to put rivalries aside and see if we can't help Newark land this HQ.

Mixed-Use Building Set to Replace Undeveloped Ironbound Property

    By
    Jared Kofsky -

    January 30, 20180

Site of proposed development at 40-44 Congress Street, Newark. Photo via Google Maps/Street View.

One of the closest vacant lots to the Ferry Street business district in Newark’s Ironbound neighborhood and Newark Penn Station may not be undeveloped for much longer.

A developer would like to construct a mixed-use project at 40-44 Congress Street in the East Ward, between Ferry Street and Market Street. A legal notice from City Hall states that DT Venditti Corp. is seeking Preliminary and Final Site Plan approval from the Newark Zoning Board of Adjustment with variances for height, side and rear yard, building transparency, and lot coverage for their new building. If approved, this development would be five stories tall and consist of 48 residential units. The first floor would include 1,200 sq. ft. dedicated to commercial space and it is not listed whether or not parking is slated to be included.

The Zoning Board was first scheduled to hear the proposal back on January 25th.

Tax records from the City of Newark show that the developer is registered out of a building in the Ridgewood section of Queens. This property in the Ironbound was likely selected by the DT Venditti Corp. because of its location. Just one block from the newly expanded part of Riverfront Park along the Passaic River and within close walking distance of Downtown Newark, Harrison, local businesses, and public transportation, it has managed to remain vacant for the last nine years. Previously, it was used for private parking.

Default Lotus Proposing One of Tallest Timber Bldgs in US for Bears Stadium Site

Interesting concept, and I'm sure it would be inexpensive to build but expensive to insure. Looks like they're proposing three office buildings, rising 6, 8, and 11 stories, for the first phase of the Bear Stadium redevelopment.

    Shaq tower coming along:

Progress on former Verizon building residential conversion (they are completely replacing the windows):

Regarding the Lotus Equities plan for the stadium site posted above, while those buildings look nice and I am grateful for their investment, I would prefer one tall building instead of three short ones. I understand the value of Newark's land does not compel very tall buildings, but at the same time they need to stop wasting land downtown on less than 20 story buildings. Suburban office parks have taller buildings than those.

^I don't know if building a high rise or supertall made primarily out of wood is such a wise idea, BC.

While I agree with Brick City in that I wish they would build something taller on the site, the technology and the supposed environmental benefits behind it sounds cool ( http://www.architectmagazine.com/tec...ng-in-the-us_o)

Despite their height (or lack there of), I think the renderings look great.

is Mulberry Commons just an idea still "on paper" or is it actually under construction?

The first phase is currently under construction directly in front of Ironside Newark which is under renovation.
