    Hearing set for final Ronkonkoma Hub plan

    Brookhaven Town officials plan to hold a public hearing this week on the final version of the Ronkonkoma Hub plan, designed to transform a neighborhood near the hamlet's LIRR station into a gateway to Long Island tourist attractions.

    The plan -- the price tag of which has grown in the past year from $350 million to $475 million due to design changes -- calls for a 50-acre, village-style community with offices, restaurants, entertainment venues and up to 1,450 housing units. The hearing is scheduled for 5 p.m. Thursday at Town Hall in Farmingville.

    Officials for the town and Tritec Real Estate, the private firm hired as the project's master planner, envision it as a neighborhood that offers low-cost housing, trendy shops and eateries, and transportation links to beaches and the Hamptons.

    The Albanese Organization of Garden City, New York, is breaking ground on the first phase of a $500 million redevelopment in Wyandanch, a community of about 10,000 in the Town of Babylon, Long Island.

    The regulating plan and code by Torti Gallas and Partners recently won the annual Driehaus Award from the Form-Based Coding Institute (FBCI) in Chicago.

    The project breaks new ground for transit-oriented development in the suburbs of densely populated Long Island, which make up most of the 1,400 square mile land area. The community is an inner-ring suburb that has been in decline for many decades.

    Hotel, apartments proposed for vacant Freeport site

    A Jericho developer wants to build a hotel and apartment complex on the site of a former Freeport bank building that has been vacant since the early 1980s.

    The Plaza West building, a six-story Art Deco structure on Sunrise Highway, was built in 1929 and was once the tallest structure in Nassau and Suffolk counties. Georgica Green Ventures has proposed redeveloping the property as a 120-room hotel and 180-unit mixed-income apartment complex with some commercial space, village officials said.

    Freeport's board of trustees unanimously voted 5-0 Monday night to authorize a special counsel to the village to start contract negotiations with Georgica Green. The negotiations are to be completed in 30 days, according to project documents.

    So I finally visited Downtown Patchogue yesterday , very nice... I didn't do outside of Downtown Patchogue although I gave Babylon a nice overview...
