    nice pics. The optical illusions in some of those angles always amaze me, it seems like you can literally walk straight across into Manhattan. Makes the downtown seem even bigger than it is.

    Anyone know of any plans for that powerhouse?

    I agree with ianmac's skepticism about the Columbus tower redesign. Has Gene Kaufman ever produced a design that wasn't a steaming pile? The only question is whether it'll be just plain ugly and anti-urban, or whether it'll be aggressively ugly and anti-urban.

    Its being refurbished into a mixed use , muti propose , Arts , Entertainment and retail space , kinda like Baltimore's Powerhouse...which has been a boon for the Harbor area...

    Lloyd Goldman delivers latest blow to Jersey City’s art district

    The newest dispute surrounding development of Jersey City’s Powerhouse Arts District comes in the form of a Lloyd Goldman-backed 500-unit high-end development that, in its latest incarnation, would not be required to include affordable housing inside, the Wall Street Journal reported. However, some City Council members and locals say they think this development will prove to be final blow to a district that officials had promised to create as a safe haven for artists through the inclusion of cheap lofts.
    Negotiations are still on the table to keep the affordable housing option within the district, but a decision is still weeks away.
    “We’re an artists’ district by name only,” Kevin Pollack, who lives in the area and is on the board of the Powerhouse Arts District Neighborhood Association, told the Journal, “especially if we get rid of the affordable housing.”
    But according to Goldman, there will be affordable housing development, albeit offsite. He said his tower at 110 First Street would bring new development to a vacant area, as well as new residents, construction jobs and tax revenues that boost the economy. Originally, he had agreed to create 50 units of affordable housing at 110 First Street, half on-site and half off. But now, city officials said, he will contribute $2.5 million to construct 25 cheaper units off-site in the Heights neighborhoods. [WSJ]

    Luxury Jersey City development breaks ground

    A new Jersey City, N.J. mixed-use development — 18 Park — broke ground today with Jersey City Mayor Jerramiah Healy in attendance, a statement from the developers said. The 422-unit luxury rental building will sit atop a new state-of-the-art facility for the Boys & Girls Clubs of Hudson County and is being developed by Ironstate Development and Kushner Real Estate Group.
    The 11-story building’s residential portion will offer upscale amenities such as full-service fitness center, outdoor swimming pool, landscaped outdoor deck and a children’s playroom in the residential portion. The non-profit Boys & Girls Club will have 34,000 square feet of classroom and recreational space.
    The building was designed in collaboration between HWKN Architects and Minno & Wasko Architects, the statement said.
    “This is a once-in-a-lifetime opportunity where the private sector, municipal officials and a non-profit organization were all able to come together to formulate a plan that truly benefits everyone involved,” said Gary Greenberg, executive director of the Boys & Girls Clubs of Hudson County, in the statement. The building, set to be complete in 2014, will replace the current home of the non-profit, which had fallen into disrepair.
    It’s not the first time Ironstate, one of New Jersey’s largest developers, and Kushner have worked together. They launched sales at 225 Grand, a 348-unit rental building down the street from 18 Park, in 2010 and leased it up in less than ten months. The Kushner Real Estate Group is run by Murray Kushner, not his more-maligned brother Charles, who was convicted of tax fraud and making illegal campaign contributions in 2005 and served time in federal prison.
    The developers told The Real Deal previously that rents at 18 Park would be on par with those at 225 Grand — around $36 per square foot. — Guelda Voien

    What a beautiful building this is - something of this caliber is long-overdue in Jersey City. Glad to see this added on this side of the Hudson! Now we just need more like this...

    Cool Old meets New in Upscale Hotel

    New hotel planned for One Exchange Place
    Renovation to finish in 2014, will boost city tax revenues

    Plans have been drafted to turn the condemned One Exchange Place into an ‘upscale’ hotel. Current plans include the construction of three additional stories to the building, including a public, rooftop observation deck.

    A dilapidated, nearly-vacant office building at Exchange Place will be transformed into a 13-story, 247-room hotel, complete with an observation deck and restaurant with sweeping views of the New York skyline. If current plans for the site stay on schedule, [b]the hotel should open sometime in fall 2014, according to the hotel’s project manager.

    At present, the site at One Exchange Place is home to just two businesses after the Jersey City Fire Department issued a vacate order in April 2011 following a ceiling collapse on the ground floor. The city’s Building Department subsequently issued a Notice of Imminent Hazard and a Notice of Unsafe Structure.

    Last week the City Council unanimously declared One Exchange Place in need of redevelopment, which clears the way for a massive renovation of the site by the Concord Hospitality Enterprises Company. Concord has acquired One Exchange Place and will spend the next two years renovating the building. The council also introduced the One Exchange Place Redevelopment Plan, which could come up for a vote on June 27.

    Concord owns and manages 84 hotels across the country, including five in northern New Jersey. The company’s portfolio of hotels includes such brands as Courtyard, Courtyard by Marriott, Fairfield Inn, Residence Inn, Renaissance, MainStay Suites, Hilton Garden, Doubletree, and Sheraton.

    One Exchange Place will be the company’s first site in Hudson County. Christopher Brenner, Concord’s project manager for the Exchange Place project, said last week the company has not yet released which of its brands will open in Jersey City.

    From ‘dilapidated’ to ‘upscale’

    Originally built in 1920 as a bank, Once Exchange Place had become a run-down 10-story office building at the foot of Montgomery Street by the time it was condemned by the city last year. At present, only two tenants, Dunkin’ Donuts and a Subway sandwich shop, remain in the building on the ground floor.

    In a presentation last week, city planner Jeffery Wenger told the City Council that while the “exterior of the [One Exchange] is in good condition, most of the building’s interior is non-functioning and is in need of serious repair.”

    The building has active leaks and water damage, there is asbestos which will need to be removed. Several walls have holes, some additional ceilings have collapsed in the year since the initial collapse in April 2011. All of the upper floors, Wenger said, are “completely dilapidated.”

    The building will, however, be completed gutted and remade into a new hotel.

    According to Brenner, Concord plans to do a substantial renovation of the property.

    “The existing building constructed in 1920 is 10 stories. We are adding three stories to the existing building and a story addition at the southeast corner of the property,” said Brenner. “The 13th floor, or roof terrace level, will have…views of the Jersey City waterfront and the Manhattan skyline. The first floor of the existing building will have 10,000 square feet of commercial retail space.”

    The entire facility, he added, will have a total of 190,000 square feet.

    “Demolition is [already] in progress,” said Brenner, “and will continue through December 2012. We expect to commence construction on the new addition and renovations in January of 2013.”

    Exactly which hotel brand will move into the site will, Brenner said, be announced later this summer.

    “We are currently in conversations with two of the top global brands to develop an upscale hotel,” he added. “We will announce the brand in the next few weeks.”

    New site will boost hotel tax revenues

    The Concord project will be Jersey City’s sixth reputable hotel. The city currently has a Westin, a Doubletree, and a Courtyard Marriott in the Newport neighborhood. The Hyatt is just two blocks from One Exchange Place. And there’s also a Ramada Inn on Tonnelle Avenue in the Journal Square area.

    The nearby Hoboken waterfront also includes a W Hotel that is not far from Jersey City’s Newport community.

    A long-planned mixed-use Hilton development at the end of Marin Boulevard, near Liberty Harbor North, has yet to break ground. In 2010 the city approved an $8 million loan for the $118 million development, which was supposed to include 342 hotel rooms and 470 residential units.

    Still, the addition of the Concord property to the city’s roster of hotels will boost local revenue from the hotel tax. Municipalities throughout the state of New Jersey receive a tax from each hotel room booked within their city. The hotel tax charged is not uniform, and varies from one city to the next. Jersey City currently receives a hotel tax rate of 6 percent from every hotel room booked at the city’s hotels.

    Jersey City currently gets between $4 million and $5 million annually from the hotel tax, according to the administration of Mayor Jerramiah T. Healy.

    'Kitchen Cousins' duo to redevelop Jersey City police headquarters

    Carrino, 32, and Colaneri, 30, stars of the new HGTV series “Kitchen Cousins,” are first cousins with bright smiles and a penchant for home design.

    The Jersey City construction firm behind the HGTV reality show “Kitchen Cousins” has been tapped by a city agency to transform the former police headquarters on Erie Street into 16 rental units.

    Brunelleschi Construction, located on Central Avenue, plans to purchase the aging facility for $2 million, and Jersey City Redevelopment Agency Executive Director Bob Antonicello told The Jersey Journal the firm’s rehab of the building may be featured on the show.

    “We’re really excited,” Antonicello said, adding, “The fact that this will be home to 16 families is a good thing.”

    The cousins behind the reality show are Anthony Carrino and John Colaneri, who live in the same Jersey City condo building. The show follows the pair as they rehab kitchens across the Garden State.

    Brunelleschi did not return a request for comment.

    Police on Thursday started relocating from the Erie Street headquarters, which is over 100 years old and sits near the corner of Erie Street and Newark Avenue, to One Journal Square Plaza. Antonicello said he hopes Brunelleschi, which won two rounds of bidding for 8 Erie St., can close the deal by August.

    Meanwhile, the parking lot behind the police headquarters, was scooped up by Arthur Pronti for $2 million, according to Antonicello. Pronti is building approximately 30 condos on the property.

    Both properties total 25,000 square feet. The city hopes the developments will bring in over $300,000 annually in property taxes.
