    Anyone know if work started on the Toll Brother's Provost Square tower yet? Toll sought approval for a slight adjustment to the property boundaries at the Planning Board meeting on the 10th...

    Don't know that,tbal but I did read in the newest Jersey City Reporter that 110 First Street looks like a go with a compromise that would have ten affordable units instead of the zero
    that Goldman wanted,with money contributed for 15 off site affordable units....some on Jersey City Council weant to make sure that the affordable units go elsewhere than in the slum areas
    of the city...keep them in the downtown area instead of segregating them to the poorest neighborhoods.

    Yeah - I caught that article too (on jclist). I wonder when they plan on actually re-starting the project. It will probably take a few months to hammer out the details between Goldman and the city, and between Goldman and their development partner, so maybe this one will re-launch next Spring?

    Not sure but had thought they planned to break ground by the end of the year....we'll soon see.

    Default Harbor Lights - Back for Round 3?

    According to the Planning Board agenda for tonight's meeting, an entity known as "Mirador77" is requesting an amendment to the previously approved Harbor Lights plan. Part of the change in plans calls for an almost 40% increase in the number of units.

    Also on the agenda for tonight's meeting is 70-90 Columbus, which is seeking approval for nearly 1,200 units and a hotel.

    Harbor Lights was a building to be built around O'Connel's downtown, sharing a border with Waldo Lofts. The plan was originally supposed to go under construction in 2007 as condos, then stalled, then supposedly 'broke ground' (sort of like City Center in JSQ) in 2009. Nothing happened, and since it was originally supposed to be condos, there were tons of legal problems with deposits taken from buyers. It looks like there might be a new developer with larger-scale plans (they're calling that lot part of a "Transition area"), so it appears that they are definitely looking for higher density rights (the block this is proposed for recently saw approval for a taller 99-unit building at the intersection of Second & Warren streets).

    Wow, that's 200 to 300 more units than the original towers proposed in 2006. I assume the hotel is the mini tower on Columbus in the Kaufman rendering.

    Interesting about Mirador..how much bigger would it be in density than the original Harbor Lights scenario?Also,now word is that just off Journal Square a 42 story,440 foot residential tower will be built...is that right where the HWKN project J2(Journal Squared)was going to go?Said that height exemption was given and buildings around it would be smaller....how much of the Journal Square area can high density skyscrapers actually be built on?I do hope one day that god awful hideous monstrosity of the Path Transit Center building is replaced with a soaring tower that really accentuates the new Journal Square.It pretty much helped kill off the old one.

    The 42 story tower has been proposed for the lot directly across the street from the J2 lot I believe. The J2 project is a CBRE joint venture with another entity, whereas this tower is a smaller property owner.

    If and when all the towers proposed for that area start going up,it will be transformative.So I gather that other than the new 42 story tower,everything else that can go very high is on the immediate central block area ?Don't like the fact where the new community center building acrss the street on Sip Avenue only is currently going for six or so stories.The neighborhood around it should stay zoned for smaller and mid rise but the immediate Square area should be allowed to zoom skyward.

    This project is around o'Haras, not o'Connell's. One structure on Marin (center of the block), another on Second (adjacent to Waldo to west) and building on First St. Height will be same as 150 Bay across the street (AP building) 115 feet or so. 43 parking spaces, 212 units total. Original owner Michael Pazden (?) went into foreclosure and bank is selling to Guy Garrubbo. He will finish the development. No surprise but Planning Board was quick to approve because they want construction to start in the neighborhood. Too many years of delays.

    Went to Mack Cali site and saw their renderings of their new Harborside project.....not sure exaxtly how they are developing it(it appears three towers now,in two or three stages)with the first one slated for groundbreaking late this year at a height of 69 stories(approximately 700 feet)with 766 apartments.Interesting in that the proposed apartment sizes will range from a quarter being 430 sq.ft.studios...59% one bedroom 650 or so square feet and 16%two bedroom,830square feet.I know they plan a ton of amenities and see the towers as part of a living community but is that a bit cramped?Guess though with the cost of Manhattan apartments,ANYTHING fairly decent quality will get snatched as a rental option in the downtown waterfront area,particularly with the views across towards Manhattan.Some think the towers look odd but in the skyline rendition they sure would make Jersey City pop a little....really does look like the modified Koolhaus approach suggested earlier.The most unique and impressive buildings so far on our waterfront...hope others continue to look to stand out more and give our side of the Hudson some style!

    Those will be huge in comparison to the 300 sqft studios Bloomberg wants built.
