    Default 321 Warren Update

    Nothing at 331 Marin yet. I think they'll start construction within the next year but for now there's no survey markings or any other sign of construction at the site. The only thing that looked promising was the soil core sampling that took place a few months back.

    On the flip side, here's an update on 321 Warren (about a block over), which is starting to grow quickly.

    Default A Beautiful Design Destroyed by Value Engineering

    Looks like 75 Park Lane is another victim of the practice. The developer grossly overestimated the profit it could achieve on each unit and had to cut asking prices to get buyers in. It subsequently looked for ways to cut costs, starting with the facade...this will be the tallest structure in the state of NJ to use this cheap siding; ironically the new towers in Newark are higher-end structures with more expensive façade systems. I feel sorry for any buyer who paid top dollar a year ago for a unit here thinking they would be living in a Manhattan-quality building.

    Interesting snippet in the recent Yimby interview of Larry Silverstein, who just saw WTC3 open in recent months and also (confirmed in the interview) expects WTC2 to be realized sooner rather than later. He commented about having two residential high rise developments in the pipeline... one in Queens, NYC... and most juicy, one in Jersey City in Journal Square. And from the interview it didn't appear to be a typo, as it had him stating that just a couple of stops from Manhattan is Journal Square,but I can't find this project anywhere. ANYONE have a clue about what it could be, if it's correct?

    Default Updates + 99 Hudson Progress

    Here are a few updates for the downtown area:

    • 321 Warren is at about 4 stories
    • Canopy hotel is about to hit 2 stories
    • 700 Washington foundation is complete
    • Hudson Exchange North tower 2 foundation is complete
    • Survey markings & well drilling around 25 Columbus (a Roseland site)
    • Still no signs of construction at 331 Marin (a Silverman site)
    • No signs of construction at 88 Regent (a Mocco site)
    • Tons of demo around the Newark Ave downtown gateway area (update to follow next weekend)

    Default Tower Crane Up at Hudson Exchange

    A tower crane went up last week at the site of the Hudson Exchange South tower (Forest City/in the ShopRite/BJ's parking lot) with foundation work pretty much complete. That whole area is about to change substantially with retail and an active urban streetscape about to fill in right up to BJ's; we're entering a very transformative few months for that area for sure.

    I have a feeling that the next tower to be built in that neighborhood will be immediately adjacent to the Harsimus Cove light rail station, across the tracks from Marbella.

    Thumbs up Pile Driver Arrives at 175 Second Street

    A pile driver arrived over the past few days at the 175 Second Street site, adjacent to Waldo Lofts and fronting on both Second Street and Marin Blvd. The building was originally planned as condos but underwent a design change, so no telling whether it will now be developed as a rental building. Either way, this largely black/white paneled building should provide some really great contrast with the neighboring (mostly red brick) buildings.

    The architect is Fogarty Finger, who also designed 321 Warren (also U/C).

    It will be interesting to see what happens with the tiny 4-story corner building eventually, as it's a 3-unit condo building. I'm sure it will eventually be replaced with something in the 10+ story range but the future developer would have to buy out all three units and the retail individually I believe.
