    Not in a million years. The market demand is for affordable rooms. There's a glut of upscale hotels.

    I think that NY actually has too few luxury hotels. When the General Assembly occurs every year, there are not enough high-end rooms. More importantly, since NY is still the center of the financial universe, there's a constant flow of business leaders who need top rooms (rather than the FiDi-W or the Intercontinental Times Sq.).

    Other than the Gehry tower, this is not the greatest spot in the neighborhood, not by a long shot. Additionally, this lot is junk. One of the reasons for the external elevators is that half the lot is on top of the subway, and they can't build anything there. There's another lot that is massive about a block and a half away from here, back on Ann st, that is dug out, but has been dead as long as I've been in the area. I don't know what the plan for that was, but it could easily support some serious mass. After that, there's not a whole lot of property in the area that will take a huge tower without ditching the rest of the hospital or the college and rebuilding. That seems unlikely right now. The couple seaport towers, if they ever happen, might be the last for a while (if they ever happen) without a Verizon reclad.

    Maybe someone can double check this...

    On the rendering, I counted 27 floors for the top segment (at least one a double.) So far, it looks like they've completed 11. So 16 to go.
