    That TEN Arquitectos proposal atop the big St. John's Building is from a few years ago -- pre-crash -- and not likely to be built (unfortunately).

    The Schrager hotel proposal shows (C) 2010 and the site has sat dead since the crash, run down & empty but not yet a hole in the ground. It's a spectacular site. Hopefully whatever goes up there will be better than what's seen.

    At least it's still on their website.
    Point is the development rights are there and something will happen to the building eventually. Same for the Leroy site and Pier 40.

    The ground floor doesn't look very engaging to the pedestrian. Another dead spot.

    I think that it's fine and prefer it to the parking lot and blue POS that's currently on the site. That being said, pratically none of the projects on this architect's website have been built, so the prospects for this tower are slim.
