    Looks like this will be on hold even longer now that this site together with the Knickerbocker is getting sold. From today's NY Post:

    Location and pricing have caused Dubai's Nakheel to enter into a contract to sell the Knickerbocker Hotel and the adjacent 42nd Street development site.

    The off-market deal was arranged by Jeffrey Davis of Jones Lang LaSalle.

    Nakheel Hotels' CEO Joe Sita told us that they had bought the office building at 6 Times Square with plans to convert it back to the Knickerbocker prior to their purchases of the W Hotel at Union Square and the Mandarin Oriental at the Time Warner Center.

    "When we looked at the weighting of hotel product we really didn't need another hotel of that standard," Sita said.

    Architects Brennan Beer Gorman, which also worked on the St. Regis, had created what Sita called "outstanding" conversion plans for the hotel and the site next door that the unidentified buyer, which is in its due diligence period, may decide to use.

    Meanwhile, Nakheel (which now encompasses the former Istithmar division) is continuing many projects in Dubai as well as renovation work on its newest US purchases, the Fontainebleau in Miami and the conversion of the Hotel Washington to a W.

    I was walking through the area Friday night and saw signs for development on Bush Tower. There's a sidewalk shed up, but I thought that it had been there for ages. I was moving through quickly and didn't read it (bad me). Anyone know if this building is getting a renovation or conversion?

    DOB shows a recent Application for "Window Replacement" (Permit: 4.03.09; Approval: 4.22.09)).

    The Bush Tower is Landmarked. The LPC Certificate of Appropriateness dated 2.19.08 states:
    "The proposal, as approved, consists of window installations in the secondary eastern and western facades on the 42nd Street tower of the building, including removing existing plain buff-colored brick, set between historic bands of darker colored brick, to create additaional new paired window openings ..."

    Not on the east (see the 1095 Sixth thread). The Knickerbocker building to the west did have plans for an expansion, but that plan now seems DEAD.

    It will be nice to lose the blank wall on the eastern facade.



    I wonder if the owners bought the former flea market site to the west. Why would they put windows on the west side if a building will rise there in time?

    I agree. It is a ominous looking building. I think that east wall shows how a solid wall can go up and retain some interesting design element and beauty.

    I think that park you see LL is the plaza currently planned for the Metlife building on 42nd and 6th.

    I couldn't find the thread for the Met / Verizon building at 1095 Sixth.

    The building shown above & on NY1 replaces the thing where the PopTarts store opened a couple of months ago and the 1-story building between it and the Bush Tower.
