that addition is too tall!! it will ruin the "sliver" effect of the Bush Tower!! one of my favorite towers in manhattan...

Currently in the Preconstruction Phase, the design of this project - generated by Gruzen Samton Architects - is for a new 156,000-SF, 25-story, mid-block mixed-use building with retail at the base and offices on the middle floors and condominium apartments on the upper floors.
The tower will be built near Times Square and will become an important addition to the current transformation of the Times Square district. The tower will be located between two landmarked buildings, the Knickerbocker Building to the west, and Bush Tower to the east and south. The merging of zoning lots with an adjacent parcel on 41st Street and the connection of the new tower with the Bush Tower will permit the sharing of new office space with Bush Tower office space by prospective tenants.
This design has been through the NYC Planning Board's ULURP approval process, as well as the NYC Landmarks Preservation Commission review and has received all necessary approvals. The building will be constructed with a reinforced concrete structure and glass curtain wall façade.

A new 23-story tower will take the place of the current stall flea market on the empty lot at 140 West 42nd Street between Avenue of Americas by Bryant Park and Times Square. It will be designed by Gruzen Samton for developer American Properties. The idea is to construct a Class A office building for a single tenant or for single floor tenants. The developers are also seeking a destination restaurant for the second floor and a sports club for the lower levels. Gruzen Samton partner Ivan Ilyashov is in charge of the 143,000 square-foot glass-sheathed tower with floor sizes from 9,000 square feet to the 5,000 square foot highest floors. Tenants could connect into the adjacent Bush Tower which is owned by the same developers. The tower is to be an elegant, transparent like curtain wall with a silvery, pewter colored tinted glass

Gruzen Samton partner Ivan Ilyashov, AIA, is designing the new 23-story tower that will be built on West 42nd Street between Broadway and the Avenue of the Americas. The 143,000-square-foot glass-clad tower should fit comfortably sandwiched between two landmarked buildings - and will be the last property on West 42nd Street to be redeveloped. According to a New York Times report, the building will be ideal for everyone "from financial firms to architects to Broadway producers."

24 STORY POST-TENSIONED CONCRETE OFFICE BUILDING TO BE CONSTRUCTED IN MANHATTAN
New York, NY, September 17, 2004: The first post-tensioned concrete office building to be built in New York City since the early 1970's will be constructed within a block of Times Square in Manhattan at 140 West 42nd Street. The 24 story building will be constructed using a 12 inch thick, post-tensioned flat-plate design, and was converted from steel to concrete by Pavarini-McGovern (CM) and DeSimone Consulting Engineers.
The post-tensioned flat-plate design reduced the floor-to-floor height by more than 3 feet when compared to the original design with composite steel floors, and will allow spans of up to 40 feet. It also allows floor construction to proceed on a two-day cycle demonstrated on a project in Queens that included members of Ironworkers Local 46L, who have recently trained over 150 ironworkers in the installation of post-tensioning systems, and have had them tested and certified under PTI's certification program.
Conversion of the project from steel to concrete is a result of long term promotion by the New York City Concrete Promotion Council, which includes labor and management members from all related concrete construction and reinforcing trades, as well as design firms, material suppliers, and PCA's regional promotional manager, Mike Mota.

But, there are tenants willing to look at these smaller buildings as alternative to the bigger stuff - and a firm taking ample space in one of these smaller buildings can get their name tacked onto the address a la 505 Fifth.
I like the big buildings, but I think some of the more interesting designs are found in the smaller stuff.
It'll hide the Knickerbocker Hotel's ugly blank wall from view.
