The AC vents have been there. They're just more noticeable now since they cleaned the bricks.
I sure hope they do right at the base. The one big problem they have to deal with are the lowest line of AC vents which were cut into the protruding cornice above the arched windows. They've spent a big effort on restoring & rehabilitating the arched windows with their metal panels, so hopefully the surrounding base will be finished out with good detailing and not be a cheesy flat surface.

I just looked through the whole block and don't see permits for this yet, but this would be really quite incredible if it were to happen.
That's the same design (but taller) they have for a "Columbia dorm" on their site.

I guess there's a pretty strong emphasis on exposed edges... the terra cotta corners aren't even covered.
Photos of the rooms were hard to get due to them being so... cozy. In this corner room there is no bathroom, just a bath/shower/sink area with the toilet in its own closet around the corner.
The division of masses between the two parts of the building is serious. This cut goes back a ways.

Speaking of Hotel news. Look what I stumbled upon 2 nights ago...
Looks like the filing is for 27 Stories, 273 ft, and 264 hotel rooms. Address is 4 Platt, and while there was a thread kind of floating around, I'll start one. This marks the 2nd Lam hotel breaking ground in a couple blocks, and one of I suppose 3 hotels U/C downtown. It's a Nobutaka, so it might not be 100% bland, but who knows, as there's nothing on their site about it. This is apparently a split with the site, as 2 Platt was originally to be a 52 story tower with all of the air rights, but my understanding is that Lam will now build 2 separate towers.

This type of building is typically constructed as a 'place holder' commonly referred to as a Tax Payer: so it may be 'exempt' from landmark status. Maybe!
A typical "taxpayer building" from 1903. These types of buildings were only a few stories high, with several small storefronts meant to hold a parcel of land and generate revenue in order to later build a much larger building on thee same spot. Some were never replaced, like this one at 19 W. Jackson (now the notorious Dollar Daze).

If this was indeed constructed as a carriage house then it's hardly a typical "tax payer" / "place holder" building -- which, as noted, were specifically constructed to house retail / commercial and bring in cash.
