    Interesting to note in the marketing imagry that the only ethnic face is on the presumed Warhol painting of Ali...and his "$$$"

    On the other hand, I'm excited I'll be living across the street from a combination whorehouse/squash club. My club only offers massages.

    Whorehouses were popular in Nieuw Amsterdam.

    Don't know if the Dutch played squash.

    I like the floorplans, but am not clear on the irregular "north" facade ...

    It seems that the property is somewhat irregular (metes & bounds dilineated at DOB are confusing, but show multiple diversions from a standard lot).

    Is the "concave" nature of the facade that sits away from Beaver / William Streets due to the property line? Or is this a smart way to maximize height / light / air for this particular site?

    From this picture it seems that they have created a good sized "air well" at that side of the building (kind of hard to make out here -- you can see a peak of it at the left -- it's but the best pic that I could find) ...

    My problem with the marketing plan: Id think that the people who would choose to live there would be above all of that. Would anyone over the age of 10 really fall for "William Beaver" and find it interesting? Its cringe worthy. It could be saved if there were an element of irony... but its just not there.

    Balaz also did a spirited advertising campaigh with 40 Mercer, but its elegant:

    Also: whats the deal with the public rooms in these buildings? Are they empty and sad after awhile? What happens when the neighbors teenagers and their friends use them? Do you really want to be so up close and personal with the people in your building? Having all that staff know your business and so on? What happens when the life-of-the-party a$$hole on the 25th floor shows up?

    One great thing about having money is that you can afford to anti-social.

    Hotelier / Uma Thurman squeeze Andre Balasz commissioned a children's book as part of the marketing program for his new SoHo condo loft development, 40 Mercer St, which was designed by French deathstarchitect Jean Nouvel.

    It's called -- get this -- Jacques et Jill ...

    In "Jacques et Jill," a charmingly oddball tale illustrated by Girard Nicolas, two Chihuahuas fall in love in SoHo and make cute, without shedding a hair, frolicking around 40 Mercer, a 40-unit condo with all the trimmings of a five-star residential hotel.

    Sales prices are down 7% in Manhattan. I admire the rather original approach on this. How tired are we of seeing couples sipping wine on a beige sofa or seeingthe same dark-haired lass reading a book while apparently wearing her boyfriend's oversized oxford shirt. The design, the campaign, and the Anime do seem to be appealing to a new demographic - but who? It is another high -priced luxury condo.

    It is in the heart of the financiual district and he is creating the perfect place for all the million-plus bonus bankers to pour their money. William Beaver is the character - Andre Balasz is a salesman and his name will bring buyers (and brokers) to the property.

    All I'm saying is that the groundlevel is not likely to create any kind of street activity that Downtown needs more of.

    The video claims their will be a restaurant in the building, although I suppose it could be poorly designed as an interior restaurant. I don't see why the restaurant proprieters would agree to that though.

    I was actually happy to hear there will be a new eatery, rather than something dull like a luxury clothing store. Also, those streets are fairly narrow and confusing - I think they will always attract limited foot traffic at night and be a little quieter than midtown. So, we need to be realistic about how much retail the site can actually support.

    Where is 4 Hanover Sq.? I looked for it and could only find 1, 3 and 5 Hanover Sq.

    It's on Hanover Street btw Exchange Place and Beaver Street, it has a large yellow poster with the Beaver on it. The back door of 20 Exchange Place.
