    How is it possible that this started construction that fast!?Is it really under construction? I thought the design had just been presented!

    Presented only to us, the design might have been around for awhile "under covers."

    Excavation began over two years ago, before the property changed hands.

    Condo Project Gets $247M Financing Loan

    NEW YORK CITY-Fremont Investment & Loan has closed $247 million in financing for construction of the William Beaver House. The residential condominium project, being developed by the Sapir Organization and SDS Investments, was designed by hotelier Andre Balazas. PB Capital is a co-lender.

    Located at 15 William St. in the Financial District, Richard Smith, vice president and senior loan originator in Fremont’s New York office, said the area is becoming more residential. “In the past, there have been many conversions of old office buildings to residential, but this project is one of the few ground-up construction projects in the area,” he said in a statement.

    Totally inappropriate for the financial district.

    Belongs in sunny Bel Air with palm trees all around, not on Wall Street.

    Q: Who's building 15 William Street?
    A: Bovis Lend Lease is the contractor for 15 William Street, which will house 320 primarily studio and one-bedroom units.

    Q: When will 15 William Street be complete?
    A: The 47-story condominum, which will be called the "William Beaver House," is expected to accept its first owners by mid-2008.

    Q: What will the building look like?
    A: The tower’s façade will be charcoal around its lower half, gradually incorporating bright-yellow colored blocks toward the top -- a feature that the architects expect will make the building “glow” both night and day.

    At the base there will be a public plaza landscaped with trees and benches, as well as a neighborhood restaurant or café. The building also will house an underground parking garage with 229 spaces. The garage’s entrance will be incorporated into the building’s façade design to make it appear less utilitarian and will have interior space for 10 cars to queue off of Beaver Street.

    Q: How will the building fit into the neighborhood?
    A: Tsao & McKown Archictects designed the building to suit the Financial District's relatively narrow corridors by being set 20 feet back from the curbs on William and Beaver Streets. By opening up the front area, the building will better accommodate the flow of foot traffic at the five-pointed intersection, where Delmonico’s restaurant also is located.

    The streets around this address are so narrow and the surrounding skyscrapers so tightly packed together that this building will be all but invisible.
