    You shouldn't really have to endear yourself to them for them to be polite and welcoming to you.

    HI Ken, et. al.

    Just to be sure you understand "me", I don't consider it "endearing" myself when I'm chatting with folks. I'm interested in people and enjoy chatting...whether it was the congressman I met with today or the fellow opening the door...people are interesting and I don't distinguish their importance/"position" via the job they do. Frankly, I would not appreciate someone being "pleasant" to me if they didn't feel that I earned it. Businesslike would thence be the correct response.

    To be "perfectly clear", I've always found the folks working at the Orion to be pleasant. I suspect that maybe they're not a "responsive" to some based on their perception of a person's demonstrated
    self-perceived-importance.

    Saw 19A, loved the unit. However, heard the owner is not willing to negociate down the price and already has an accepted offer.
    any other "A" Lines looking for buyer that is more flexible in prices?

    I'm interested in renting a studio at the Orion. Does anyone have a good no-fee resource? I've seen rentals around $2500 but mostly through brokers. Any help would be appreciated

    to Lofter.....thanks for posting that article on the two buildings that were just traded on 9th and 42nd...do you know how high could they build on that site?...did the company who bought those to buildings also purchase the (hot dog store) on the corner?

    Not sure what the new owner has in mind or what zoning would allow.

    Default New Store to Replace 9th Ave Meat Market

    Unless I am misreading the Department of Buildings documents, the current plans do not call for a condo (or a view killer). Although I like the meat and fruit markets on 9th, a new anchor store could help revitalize that block.

    The Plan/Work Application (Job No: 110238813) is for "architectural alterations" only and "no enlargement to the structure is proposed." The applicant also described the work necessary to "erect new store front, for sales office as per plans filed. No change in use, egress or occupancy."

    Understanding the way that the DOB application process works (often piecemeal and not necessarily reflective of the ultimate plan): Those existing applications could merely be a "foot in the door" and a precursor of more to come.

    Note that almost every property from 471 Ninth and then around the corner to and including 408 W 42 has a similar application for a new storefront.

    And it seems (from the DOF documents which have shown up so far at the www.nyc.gov DOF Registrar webpage) that there are other deals to be revealed (there's often a lag time of a couple of months between deal and posting on line).

    It appears that the actual money paid so far for these combined sites is closer to $50 M (rather than the $36 M previously mentioned).

    Can't imagine spending that amount of money to put up new storefronts on a cruddy bunch of existing buildings.

    Only time will tell.

    Upside: The economic downturn could save the views (for now, anyway).

    You might also want to drop a note to Paul Gavriani at Corcoran that he can bring you buyers; he's sold an I-line before.
