    I agree. This new project will improve the values. That sight on 9th looked like such a dump. It would have dissuaded foreign investors from buying there. People from Europe are not accustomed to the NY model of expensive buildings being next to slummy ones.

    Condo units generally aren't no fee, so you don't have many options.

    Default 1bd in Orion for rent by owner - NO FEE -$2850

    I have a beautiful corner 1bd on 11th floor for rent at $2850. It's by owner so NO FEE. Will also pay the Move-in FEE if rented from July 1st.

    Hi guys,

    I will be moving to NYC and found the following listing, which states a rental apartment in the Orion for $2000 monthly:

    I think it's quite nice and extremely cheap for that location, that's why my Spidy-senses began to ring. So I decided to search for forums discussing about that particular building and found this one.

    Here's my question:
    What do you think about that listing? Can it be true?

    Currently there are a few studios in Orion on the market for between $2150 and $2600.

    What the broker shows in the picture is NOT a studio, but a one bedroom. I think the kitchen picture is actually a 2 br.

    Still, the studios in Orion are very nice. You get a big bang for your buck here for $2100.

    Yeah but that listing is supposed to be a 2BR for $2000. Do you think that it's trustable?

    There are a lot of things wrong and untrue with that listing. The most significant being that the Orion does not permit Nightly or weekly rentals. Further the minimum lease term is 6 months (and an Owner can only do a 6 month lease once ever 12 months).

    There is no 'Yard' at the Orion. The picture of the Kitchen is from the G line in the Orion, which is a 2 bedroom, 2 bath...not two and a half baths.

    Unless the owner completely renovated the bath (strange for a 3 year old building), those pictures of the bath are not from the Orion. The picture of the bedroom looks odd also as (although the picture is fuzzy) it looks to have a HVAC unit under the window. While many apartments in NYC have this set-up, the Orion does not. While the picture of the kitchen is from the G line, the picture of the living room could not possibly be from the G line.

    Looks to me line the listing is setting someone up for a bait and switch, in my opinion.

    The images included in that Listing are really bad quality.

    Looks like thumbnails that were screen-grabbed from another site & then enlarged.

    Another sign of a likely scam operation.

    Hiya Folks - am looking for a furnished 1 bedroom apartment at the Orion. Do let me know if any of you know of one. Certainly appreciate the assistance.
