Thread: Long Island City Development

Not a flattering photo. I think it's going to be a long time before LIC has a photogenic skyline. The buildings on the waterfront are too tall and spaced out, while the infill development proposed further inland is too short.

I don't know about too tall but there are certainly too much gaps. This is the new generation of development where there are wide open space between towers.

You see this in Jersey City, Battery Park City, Riverside South and eventually even Hudson Yards.

It becomes less walkable and the area never develops any kind of intimate neighborhood feel.

These type of places has all the charms of an appliance.

Jersey City is in a league of it's own. I went there yesterday and what a horrible place for a pedestrian, you'd think they'd take a few tips from neighboring Hoboken.
You'd have to go to the sunbelt to find anything as bad. I'd rather live in the ghetto.

BPC, Riverside South, and the waterfront in LIC all are at least pleasant places to visit; there's just nothing to do.

    Yes, obviously.

And all the other nearby redeveloped areas along the waterfront. They're all cut from the same mold.

They opened the northern most part of the park to the public I am assuming at some point this week. Unfortunately for me my internet issues proclude me from posting my pictures.

I will say as to the retail issue that while there is nothing to do there, part of it has to do with the fact that the little retail there is around there would not particularly attract you to discover it. I mean I swear i saw two spa places and a spin store on Center Boulevard, not to mention a realtor office, none of which would attact people outside of the neighborhood to check out. Granted they did open up a mexican styled restaurant, so maybe that will help.

The other issue is the parking garages they were allowed to build behind four of the buildings. Right now, only one of them was built to have retail on the first floor, while the last building being built may or may not have ground floor retail, those large parking garages are a street life killer. The only plus I see out of these buildings though is that none of them have a hideous blank wall, which I feel can be at times more offensive.

They need to attract businesses that will get people from beyond walking distance. Get a Shake Shack there, and a frozen yogurt place next door. Something along those lines.

So I walked around the waterfront yesterday, and there's a ton of movement on stuff. New Roads are laid out around the school at Hunterspoint South. The third and final building of the powerhouse complex has started construction. So has the final east coast building. Also, they've started work on the long dormant building on 5th st behind the turf field. Also, there's a new building going up on 11th st further down 47th ave that I didn't know about previously. Further inland, the third of four sites on the north side of Purves st is now 5 or 6 stories above ground. There are still a number of festering empty lots, but the number is dropping rapidly, and new work is happening at a quickening pace over here.

The market (mainly rental in NYC) is very strong right now, so everybody is moving these projects forward: many of them which were intended to be condos will be put up as rental apartments. The national economy ( and the construction industry) is still pretty sluggish: apparently NYC did not get the memo. LOL

On my way home today on the 7 train, I noticed that foundations were going in where a long proporsed Scarano (sp) tower was suppose to be built. I think the address was 45-46 Pearson Street, however I could not find anything in the DOB that relates to the construction on the site.

I think this is the site you're referring to...looks like it's going to be a rental, but who knows for sure?

10/06/12, I'm not sure what these two buildings are; the first is by Gotham Center. Apologies for quality, from a moving car.
