Default dyker heights / bensonhurst

Decent I suppose. There's a growing Russian and Chinese population and it's far enough off the beaten path that any upscale gentrification is unlikely, at least for some time.

Yes. The D train elevated runs from 18th Avenue to Stillwell Avenue along 86th Street. The whole length is a busy shopping street. The area is Chinese, Russian and Italian.

I have walked it many, many times. Surprisingly the side streets are filled with old, beautiful houses, many of which are being razed for ugly, ugly fake brick structures that are so out of context with the neighborhood. I hate to be a nimby here, and I don't mind old houses being knocked down (but not ALL of them, for variety/aesthetic purposes), but don't replace them with crap.
