A New Home For New American Theater

Playwrights Horizons' new state-of-the-art facility will house all of the theater's artistic, production and administrative activities under one roof, physically bringing together all the people who create new theater in an open, supportive environment.

The development site at 517-521 West 42nd Street was sold for $10.25 million. The former lumber yard, has 75 feet of frontage mid-block on West 42nd Street and runs another 100’ north. The C6-4 zone has an R-10 equivalent with an FAR of 10, or 75,000+/- sf. The developer purchased it at $177 a buildable foot. Azita Aghravi, Eric Anton, Ron Solarz and Marcia Rose Yawitz, at Eastern Consolidated Properties, represented the seller, while Azita Aghravi and Alan Miller of Eastern, procured the purchaser, who is a long-time customer of Eastern. The seller was represented by Dennis M. Sughrue, Esq. of Bryan Cave and the purchaser was represented by Eric H. Seltzer, Esq., of Gilbride Tusa Last & Spellane.


It will block many views in the New Gotham (1998).

Consolation prize

High-rise apartment buildings are sprouting like sunflowers on the far western end of 42nd Street.

The newest to put down roots - or foundations - is Gary Barnett's 58-story project at 350 W. 42nd St. It will have 529 apartments.

Barnett owned another property across from the Port Authority Bus Terminal - but it was condemned for the New York Times headquarters that Bruce Ratner is building. Barnett's current project site, near the corner of Ninth Avenue, may not be quite as sexy a location but it's a nice consolation prize.

"It won't be open to the public, but on the south side of 43rd Street near 11th Avenue, a 23-story building with 106 apartments began welcoming residents on May 1 -- all of them employees of the Chinese government.

Called the Residence Tower of the Chinese Consulate General, the $28 million building bears an arched, ribbed roof with a curved facade of frameless glass held in place by cables threaded through pinholes. The 20th and 21st floors, reserved for the ambassador, have stainless steel and granite exteriors. Construction started a year and a half ago, with finishing touches expected by July.

An eight-story factory building had been on the site. ''They bought it for $8 million,'' said Joseph Maggio, vice president of Princeton General Construction, the builders. ''Twenty years ago, it could have sold for a couple hundred thousand.''
