There is of course the "no build" option, where the developer would build a 580 ft tower.
    what would be the point?

    The public:

"If you don't get behind our plan and support our application for more FAR / to build big, then by rights we'll build this ugly short and squat thing. It's your choice ..."

The smaller tower looks nicer. It reminds me of the new tower in Philly and of the tower that Pelli designed for the Hudson Yards.

I wonder if Vornado is exploring a deal with NBC or Conde Naste.

Sadly, I doubt the public really cares about the looks of another office tower. It's only the folks here on WNY that would care about that sort of thing.

There is still the requirement that a developer go through the public process -- Community Boards, City Planning Hearings -- in order to gain an increase in FAR for a development parcel.

Shaping public opinion is part of the gig.

I may be having a blonde moment but can someone explain the logic that no build = building 580ft tower.

Freaking Vornado. What they should do is to build this damn tower on their underdeveloped Toys "R" Us Times Square site instead.

I would love to see them build a huge tower there.

This is a little off topic but speaking of Vornado and Times Square does anyone know what is replacing the Virgin Megastore? It's leaving in January.

Don't think a new tenant has been found yet or at least not officially announced.

The Charmin place will be flushed by New Years , and that spot will again sit empty for months on end.
