    Good job, Derek.

    Just as I had feared, not much space devoted to retail on the groundfloor except for a huge worthless, boring lobby.

    The street will continue to be dull and lifeless.

    Now, you know why people associate new towers with lack of charm, no intimacy, no vibrancy, sterileness...but it doesn't have to be that way if done right.

    Thank you Kondylis for bringing us another forgettable building.

    The lobby for the Atelier is pretty nice. I would've taken more pics but I was in a rush.

    fyi, met with them about 3 weeks ago. they are discounting a bit from offer price. didnt say if it was coming out of closing costs are actual price... but thought it was interesting. btw, im relatively new to chatting on here - so dont want to write the % discount, in case it is some unwritten rule...

    I assume there are some people here who are brokers and developers...

    The moderators will let you know if something is a no-no. My experience on WiredNewYork is that we appreciate it when brokers identify themselves as such. We try to share factual information or opinions based on knowledge and experience. No one wants sales pitches thrown into conversations. There's a sticky thread for services, offerings, and ads at the top of this forum to sell stuff.

    Front Porch is a great example of someone doing it right and in a way I certainly appreciate. He gives educated opinions - but never a sales pitch - and always identifies himself as a broker.

    I'm interested in the amount of the discount, but not as a sales pitch. Make sense?

    Lobbies should be nice, of course, but they shouldn't take up that much street frontage.

    They don't do anyone any good, not even the residents themselves need that large of a lobby. Wasted space, another lifeless stretch of street.
