Winick offering West Side's chicest retail opportunity
Real Estate Weekly, May 14, 2008

Winick Realty Group has been appointed exclusive leasing agent for up to 100,000 s/f of retail space at 605 West 42nd Street, east of 11th Avenue in Manhattan's West Side.

The project is the second phase of The Moinian Group's 42no Street Development, which was designed in close coordination with The Atelier; with which it connects underground. The building will have residential and retail components. Construction started in 2007, and will be completed in 2010.

With ceiling heights of 18 feet, the retail space, ranging from 3,000 s/f to 100,000 s/f, will be located on three levels: two stories above grade and one below. The levels above grade will feature floor to ceiling glass storefronts, in addition to the all-glass architecture created by Costas Kondylis. The design was completed by Phillipe Starck.

"Featuring 30 feet between the columns, this space is perfect for a flagship showroom," commented Lori Shabtai, director of Luxury and Brand Retail, who has recently leased the retail space in The Atelier to Espace. "I am thrilled to work on the second phase of the 42nd Street development along with Frank Terzulli and Jeff Winick. This is a neighborhood I truly believe in," she added.

The Hudson Yards area, which extends from West 34th Street to 57th Street west of Eighth Avenue to the Hudson River, has been undergoing a major transformation in recent years. Residential projects like the Manhattan Plaza, Harry Macklowe's Riverwest tower, Larry Silverstein's Two River Place towers, Extell's Orion, The Dermot Company's Mosaic, The Witkoff Group's development and others make the neighborhood an underserved retail environment. A major expansion of the Jacob K. Javits Convention Center, the development of the West Side Rail Yards and the extension of the #7 subway line to the south contribute to the transformation of the area.

Sounds like the type of space a supermarket likes. That area could use one, too.

The area could use a supermarket and a lot of other useful things too.

I bladed through this area a few days ago on the way to HRP. The whole 'neighborhood' has a lousy feel to it. There's no 'there' there.

What they need to be doing is creating a sense of place at street level. Instead they're creating sterile strips of blank walls, driveways, exhaust vents, health clubs and a Subway Sandwich shop.

Another supermarket would be nice for the west side area, but another Food Emporium is a bit over done. I'd prefer a shop rite.

    Yuppie Manhattanites don't do ShopRite.

They prefer stores that have "cachet" like Whole Foods and Trader Joes eventhough in reality, those don't necessarily offer better foods, just higher prices.

I'm sure they love higher prices just because they live in Manhattan, especially with all the rising costs of food

What's "better" is either a matter of opinion or an outcome of your criteria. If you're a health food nut, a cream puff's anathema; if you love goopy pastries it will put you in heaven.

What can't be debated is that the selection's much bigger at Whole Foods and there's a greater chance of finding that unusual item you last ate ages ago because it's not generally available. At Whole Foods, you can get nearly everything that ShopRite sells, but you can also get thousands of items that ShopRite doesn't sell. If that's important to you, Whole Foods will satisfy better --even at a higher price. If you have the money ...

I have a friend who's very rich. He drives only exoticars as daily drivers --a different one every year (currently it's a top-of-the-line Aston Martin). You could make the case that he doesn't drive a better car than my Toyota. Think how much he pays to keep it on the road --and it's probably less reliable, to boot. Would I trade cars with him for everyday use? You bet.

I dont know if this is true in the US, but in the UK if your Aston breaks down they send someone out in a helicopter to help you.

What a strange construction site. An accident or two is just waiting to happen there.
