    Not as awful as I thought it would be.
    Difficult to produce an elegant modern design under the existing zoning envelope.

    God, I cant wait until the Sleepy's on the corner across from this is demolished and replaced with something fitting for the location. I think something from the likes of Robert Stern would be awesome.

    I agree. That POS (and the rank Gray's Papaya inside of it) detract from the area.

    Not a bad building in itself, but in a very wrong location which makes it look completely out of place.

    That's basically the only thing that could go there. By basic shape, I don't think you could get much different. As someone said the zone rules pretty much define the building. They could have played with the details/finishes, but that's about it. Look at the Alexandria and Coronado. Same basic shape.

    It doesn't look as bad as bad as I thought it would, mostly because the basic shape is fine.

    Materials are all wrong, though.
