    Based on the map for "Site Assemblage":

    How about 240 Central Park South?

    And the 9-story Argonaut Building at 224 West 57th (SE corner of Broadway, which I previously mentioned as the "old Paramount Building")?

    And 200 West 58th (12-stories, SW corner Seventh)?

    240 Central Park South is 22,614 square feet over far???

    224 West 57th has 83,212 available air rights.

    200 West 58th has 6,225 available air rights.

    Extell's zoning wizards must know something we don't, since they've included the two "over built" properties on their map.

    I've shopped at Morton Williams for at least ten years. It is a decent store for Manhattan. Certainly nicer and cleaner than any Dagostinos, Gristedes, and Food Emporiums. It's also the least expensive supermarket of the Manhattan chains.

    Regarding development at 225 West 57th Street: Morton Williams has, according to senior employees I've spoken with, 18 years left on their lease with no demolition clause.

    I genuinely doubt that anyone working in the store is familiar with the lease terms.

    That's irrelevant.

    Extell is not going to wait 18 years to redevelop this property. I guarantee that that store will be gone within two years if not sooner.

    I guess it makes sense that Extell wouldn't want to wait 18 years. But I'm confident about the lease. That's why the store is still there. Even if Extell makes a deal with the store they can't do anything until they find a hotel tenant. They will not build on spec.

    I think that this will be a hotel/condo with perhaps a small amount of high-end office geared toward hedge funds.

    Signing a very high-end hotel should be easy. There's a demand for very high-end hotels in NY, and they generally are fairly small (e.g., 100-150 rooms).

    Does anyone know what's going on with the former Landmark HS located at 220 W 58th Street? I was hoping that Extell would start demolition. Also, isn't the former Hard Rock building completely empty? Hopefully, demolition will commence soon there.
