Thread: 225 West 57th Street - Extell - Hotel / Condo

The Real Deal just posted a story stating that Barnet is about to start a 600,000 sf rental tower. I hope that it's not this site. I can't imagine that it is because this site has more than 600k sf to my knowledge.

Can I be decisive and say it isn't? I would bet a small pile of money that this is 40 Riverside Blvd, the final Riverside South Tower before Riverside Center. It happens to have almost exactly 600k of residential square footage as a rental.

I was fairly sure that it was not this site. Is 40 Riverside one of the Portzamparc towers?

40 Riverside is roughly 600,000 ft., is a rental, and is about to break ground.

225 W. 57th would be well over twice the size.

So I'm guessing he's referring to 40 Riverside. At any rate, he certaintly isn't referring to 225 W. 57.

Thanks. Is 40 Riverside one of the Portzamparc towers?

40 Riverside Boulevard New Building Application shows up at DOB with 650,495 sf. That Application by Extell (33 stories, 530 units) is from 2009, and remains Disapproved; it lists Costas Kondylis as the the architect.

The architects are Goldstein Hill & West Architects. Goldstein was formerly at Kondylis.

Yeah, Barnett has been bragging about how the zoning restrictions on Riverside South have expired and he can use as much glass as he wants now. Glass and wall through vents tends to look better than masonry and floor through (see Silver towers vs. any old fedders special), so I don't think this is a bad thing. This building is boring, but not more so than the rest of Riverside South, and I expect the quality to be higher than the original buildings that Trump branded if not as nice as the Rushmore. The Portzamparc Towers are Riverside CENTER to the south of here. They're (still Extell) expected to break ground in the next year as well, though. I've heard as early as January. This will be an exciting area. I suspect all of those towers will be built from grade, without foundations dug and then filled to the current grade of the other buildings. They might just start with the highway tunnel, then work east too.

Oh no, we don't need more Kondylis offshoots.

Really? Wow, I think it's interesting. Reminds me of something you'd see in the Middle East and is quite unusual for NYC.

Eh? Is it really that different from The Beatrice, Toren, Rockrose Tower in LIC, 101 Warren (which I do love)? All of these are this same sort of geometric mishmash of paneling/masonry and glass... I don't think this building is lame, but I also don't think it's particularly unique for NYC, either.

Also, more on topic, the school is more than half gone. If I cut out of the office early today, I'll have pics.

^ You left out 10 West End Ave., which could pass for its twin.

Just looked it up. Very similar in massing and glassy at the top. Seems to lack some of the random panels/masonry and is a bit of a balcony-fest, but you are correct, it's right there
