According to City Realty (May '06) Clarett is the one that will take down 220 CPS:

The 20-story apartment building at 220 Central Park South may be demolished by the Clarett Group and replaced by a 41-story condominium tower designed by Pelli Clark Pelli, the firm that designed One Beacon Court on Lexington Avenue and 59th Street, the Museum of Modern Art tower on East 53rd Street and the World Financial Center at Battery Park City.

Just down the block at the SW corner of West 59th / Seventh Avenue, the building at 200 Central Park South has nearly completed the re-do of the exteriors, including the installation of new and more-minimal balcony railings (to replace the swoopy Jetson-ish originals) ...

Isn't Clarett supposed to raze the 3 buildings behind 220 on W58th as well?

EXTELL BEGINS WORK ON TOWER ON NORTH SIDE OF W. 57TH STREET

THE roar of jackhammers across from Carnegie Hall is sweet music to developer Gary Barnett's ears.

Barnett's prolific Extell Development Corp. has finally started work on one of the city's most-watched sites - a colossal, six-building assemblage on the north side of West 57th Street across from Carnegie Hall.

Barnett said yesterday the project will be "at least 50 stories" with "north of 500,000 square feet." Though plans aren't final, "We're looking forward to doing a five-star hotel at the base and above it, condos with Central Park views."

Extell filed demolition plans with the Buildings Department this month. The takedown has begun behind a shroud of black netting. Barnett said actual construction should start this year, even though certain aspects of the project - including choice of architect and hotel operator - have yet to be finalized.

A gratified Barnett said, "It's taken me nine years to put it together." The site includes all the buildings from 147-161 West 57th and air rights from adjacent properties.

With 150 feet of sidewalk frontage, Extell's is the largest of several building sites on the block between Sixth and Seventh avenues. The company also owns the former Hard Rock Café. Barnett said, "We're not sure yet what we'll do there - it might be offices."

This site is completely cleared (yesterday a crew was doing some preliminary foundation work).

Now that the old ones have come down this affords some nice vistas of nearby buildings ...

I can't wait to see Extell's plans for this. I predict this will be a masterpiece.

I wonder what's going on with the Hardrock site.

Nothing is happening. Although Extell got rid of the tenant fairly quickly, I get the impression that it may wait to redevelop this one.

Since they are continuing to work on this site I have the suspicion that Extell is planning a Trump World Tower type of development, something very big kept under wraps to keep the nimby's at bay.
